🏡 **THINKING ABOUT FINISHING YOUR BASEMENT BEFORE YOU SELL?**

But here’s something many homeowners don’t realize…

**It doesn’t automatically get added to your above-ground square footage.**

If part of the basement is below ground level, it’s generally reported as **below-grade space** for appraisals following ANSI measurement standards—even if it’s a gorgeous walkout with big windows, a bedroom, bathroom, and beautiful finishes.

That doesn’t mean the space doesn’t have value! It’s just evaluated separately, based on things like quality, natural light, access, layout, and what buyers in your market are willing to pay for it.

So spending $60,000 finishing your basement doesn’t necessarily mean your appraisal goes up $60,000.

**Before you start writing checks, let’s look at the numbers.**
