When it comes to first time home buyers one of the perks you have is getting assistance with covering your down payment. The other is getting assistance for closing cost. Meaning you will come in with less money out of pocket upfront.

However many programs require for you to pay them back and some even ask for shared appreciation. Others do have restrictions that will lower your purchase power but some help with providing assistance with a higher down payment. 🚨🚨Ohhh and then you do have the Grants(money you dont pay back) **these are not always available as funds run out or prograns get discontinued.

🚨⚠️10 Fun Facts⬇️ ....10 years ago you said "im waiting for the market crash, that is when im going to buy." Right now you might be still saying the same thing... Here are the facts Since then:

1. Median home prices have doubled

2. Rates Have Gone Up ( they are adjusting now, call me)

3. Mortgage Monthly Payment have increased

4. Rents Have Increased

5. If you bought then you have a substantial amount of equity if you have not tapped in to it yet.

6. If you did Tap into it and were advised correctly you leveraged it in a good way and you are better now than before(If not You may still be able to do something call me)

6. If you continued to rent you have paid down your landlords mortgage and/ or paid them cash flow money.

7. If you are renting you can receive a notice to evict at any minute & that money you paid will not be returned in any way other than the years of having a roof above your head.🙏🏼

8 If you are a home owner the only reason you may get evicted is if you go months and months with out paying. However you still receive profits/benefits of what you paid when you sell having equity.

9. If you bought already either you already lowered your monthly payment or you will soon be eligible to do so (call me if you bought in the last 3 years I can help you)
