Today, August 17th, 2024, the real estate industry has changed. Some of the changes will bring a higher level of transparency to certain key elements of how we operate. More than ever, it is important to implement an approach that outlines the “why” behind these changes.
Starting today, we can no longer show a property to a buyer without a signed buyer agreement. Whether that be exclusive or non exclusive. To clarify, that means if a buyer calls and wants to tour a property, I cannot meet them at the property without FIRST having a signed agreement.
The MLS (multiple listing service) will no longer list/display
commissions. There is no such thing as “free service” (never was the case). With all of the complex components within the home buying process these days, having an experienced, competent, and engaged realtor representing you as a buyer is more important than ever. That is NOT changing. What really matters is to continue serving our clients throughout every step of the way. It is our fiduciary duty to always act in the best interest of our clients.
Buying a home is typically the largest investment most people will make in their lifetime. Nobody provides any professional services for FREE. These changes make it more important than ever for both buyers and sellers and agents to understand that.
SELLERS need an agent to properly market their home to get them the best outcome. A BUYER needs their own agent to represent and guide them through every step to ensure they get the best outcome for their needs as well. The value that a good buyer’s agent brings, goes well beyond simply getting to the closing table and handing over the keys. I work hard to build forever relationships with ALL my clients. This is why having an open dialogue about this new process is crucial. We must all embrace these changes with grace, patient and integrity.
