There’s something pretty powerful about being in a room where you’re not supposed to be the smartest person.

I had the opportunity to spend a few days in Breckenridge with 20 incredibly high-level real estate agents from around the country at the invitation-only Titan Group Mastermind. Dan Lesniak invited me to join them as his guest.

And calling it a “mastermind” almost doesn’t do the experience justice.

We spent time together at one of the members’ homes, went out to some incredible restaurants, rode e-bikes from Breckenridge to Frisco and back, smoked ci**rs overlooking the mountains, and somewhere in between all of it, traded ideas with some of the best of the best in this business.

There was no big ballroom. No crowd of hundreds. No hiding in the back of the room.

Just 20 people having real conversations about business, marketing, leadership, what’s working, what isn’t, and openly sharing some of the things they’re doing at an incredibly high level.

It was pretty freaking awesome.

I came home with pages of notes, a bunch of new ideas, a few things I’m looking at completely differently, and probably even more questions than I went in with. đŸ€Ł

More than anything, it reinforced something I’ve always believed: the better I get at this business, the better I can be for the people who trust me with it.

I’m already excited to start putting some of these ideas into practice and finding new ways to create an even better experience and better results for my clients.

Huge thanks to Dan for inviting me along and to everyone in the group for welcoming me in and being so willing to share.

What an experience. And Breckenridge certainly didn’t hurt either. 😂

New regional trail links are quietly changing how Parker residents get outside every day.

Expanded connections like the High Plains and East/West Regional Trails now let you walk, run, or bike from neighborhood sidewalks straight into wide open spaces, with uninterrupted routes stretching from Parker to Highlands Ranch and Castle Rock. Projects like the Lost Canyon Ranch Open Space and Wildcat Regional Park aren’t just adding more places to explore, they’re blending miles of trails with local events, neighborhood gatherings, and active youth sports, so outdoor time feels woven into the daily rhythm, not just reserved for weekends.

These upgrades reflect what Parker and neighboring communities have been asking for: easy access to trails, parks that double as social gathering points, and neighborhood spaces that fit real lives. The result is a shift you notice not only in how people recreate, but in how neighbors connect and what buyers look for in a community.

Have these trail connections changed your routines, or shaped what you value in a neighborhood? Share your experience below.

Higher inventory and more seller concessions are shifting the balance for move-up buyers in Denver Metro.

Late summer 2026 isn’t about fighting through bidding wars, it’s about smart negotiation. With more choices on the market and sellers open to concessions, buyers ready to upgrade can take their time and prioritize what actually matters in a new home, from extra space to better finishes. The window is wide for those who are strategic: it’s possible to negotiate on both sides, secure the right terms, and capture real value without the panic of a red-hot market.

If you’re considering moving up before the holiday slowdown, this season rewards careful planning and a tailored approach. Sellers willing to meet buyers where they are, by offering meaningful concessions or flexible terms, are still attracting serious offers, especially when their own listing stands out with sharp pricing and strong presentation.

Are you weighing the pros and cons of a move-up right now? Tell me what’s on your mind.

A low mortgage rate looks like a financial win, but there’s always more to the story.

In Parker, Castle Rock, and throughout Douglas County, homeowners are weighing their next move against more than just a tempting rate. What actually drives the numbers is the full monthly picture, housing costs, transportation, insurance, even local taxes and shifting community services all matter. These towns are changing, which means what felt right last year may be different now.

Sometimes, keeping a low-rate mortgage makes sense. But smart households also ask: does tapping home equity to clear higher-cost debt or to free up cash for new priorities actually put them ahead? The only way to know is to compare the real-life monthly impact, not just the loan rate on paper.

If you’re deciding whether to stay put or make a move, what are the biggest financial questions on your mind right now?

Do not push the button!

I really am looking out for you here, I promise. Before you click “Request a tour,” let me tell you what really happens when you click that little blue button

That one click then sends your information out to not just one, but a TON of Realtors in the area all at once. Before you know it, your phone will be lighting up with calls and texts from people you have never met.

Something else to think about
you have no idea what type of agent is on the other end of the phone. Some might be amazing. Some might have just gotten their license last week. You just don’t know.

Wouldn’t you rather call someone directly that you know you can trust? That you know is knowledgeable and experienced? So do not push the button! Instead, give me a call and we’ll get you taken care of without your phone going crazy with a million unknown numbers. 😉

Keeping your home show-ready while living in it can make a real difference for buyers.

Start each day with a quick sweep through key spaces, pick up surfaces, tuck away personal items, and clear kitchen and bathroom counters. Focus on the rooms buyers care about most: living room, kitchen, and primary bedroom. Stash everyday clutter in bins or drawers, and leave only a few neutral accessories out. Depersonalizing means putting away family photos and bold art, but still keeping things warm and inviting with simple throws or greenery.

During showings, hide pet bowls and beds, use neutral towels, and let in as much light as possible. Make sure every space has a clear use, even if it means temporarily turning a playroom into a flexible home office. If you stay consistent with these habits, you’ll help buyers notice the value and feel of your home, without getting distracted by daily life.

What’s your go-to trick for keeping your house looking great on a busy schedule?

Big changes are coming to Parker with a major new data center rising on 17 acres near Compark Boulevard and South Chambers Road.

This Flexential project brings 249,000 square feet of next-generation infrastructure to the community, representing a $192 million investment. It’s set to be one of Colorado’s largest data centers when completed in January 2027. Developments like this often signal new opportunities and shifts in how neighborhoods grow, from changes in traffic patterns to impacts on surrounding real estate and business demand.

While some local residents have concerns about the scale of the project, it’s a strong indicator of Parker’s evolving role in Colorado’s broader economic and technology landscape. Tracking projects of this size helps buyers, sellers, and investors understand where demand is headed, and which locations are positioned for future growth.

What impacts, positive or challenging, do you expect to see as Parker expands with projects like this?
