Before you commit your client to HOA transfer fees, research the community. Watch for PRIVATE TRANSFER FEES 15.6.! All HOAs have transfer fees, reserves fees, etc. - all in section 15.3. of CBS. But some have extra community association fees, developer or foundation fees - those are in section 15.6. For example, Central Park home sold at 800k will have $1,750 private transfer fee. The communities listed below are where these fees are typical, but the list is not exhaustive. Always verify before they sign the purchase contract. This is your client's $$$.

The contract does NOT TERMINATE if any of these documents are received late by the buyer. Buyer's 10-day extension period for review/objection begins when the document is delivered. Read in our Contract to Buy and Sell:
HOA docs section 7.4.
Record Title and Tax Certificate section 8.2.
Off-Record Title section 8.3.
Due Diligence Documents section 10.6.2.4.

AGENTS: Starting July 1, 2026, Colorado Wildfire Resiliency Code goes into effect. It applies to new construction, and on existing homes it applies only to large additions, major exterior remodels, and roof or siding replacements. Some Inspectors might point out the rules in their Inspection Reports.
Remember, home inspectors are not code compliance inspectors and are not hired to determine whether a property complies with the new CWRC. However, we will see Inspectors noting more wildfire-related observations and Insurances might make demands in some areas in regard to:
-Combustible mulch against the house
-Trees or vegetation touching the structure
-Wooden fencing attached directly to the home
-Open or non-ember-resistant attic vents
-Wood shake roofing (if present)
-Combustible decks or siding in higher-risk areas

-Weld
Missed septic requirement will mess up the transaction. Always check with the county local health department and with CDPHE for what is mandatory before selling the home.

AGENTS: The Biggest Complaint from Sellers with Slow Listings: "I Haven't Heard from My Agent."
Communicate regularly with your seller, even if it is very slow and you have no showings.
Tips:
- Provide market updates. Share current interest rate trends, buyer activity, and any changes in the overall market.
- Prepare updated CMA. Inform seller of recently solds, price reductions, expireds, and competing inventory.
- Refresh your MLS listing. Update the description, replace or reorder photos, change the primary photo. Sometimes an attractive interior image performs better than the front exterior.
- Send your seller the updated MLS link so they can see the improvements and know what prospective buyers are viewing.
- Verify your listing on public real estate websites. Make sure the photos, description, price, and property details are displaying correctly.
- Use AI as a marketing tool. Generate fresh listing descriptions, headlines, and social media content, then personalize the final version with your own knowledge and YOUR voice.
- Market to the neighborhood again. Send updated postcards or, if you're working with a limited budget, walk the neighborhood with door hangers featuring the property.
- Schedule another open house. It doesn't have to be on a weekend. A Friday afternoon (or weekday afternoon) open house can attract a different group of buyers.
- Refresh your social media campaign. Create new posts, videos, reels, or neighborhood highlights. If marketing isn't your strength, ask for help.
- Many title companies offer great marketing resources, design assistance, and social media support to help promote your listing. Reach out to your rep.
Small changes and persistence, often create new opportunities and let seller know you actually work on selling the property.
