There’s no maximum age for getting a mortgage. In fact, the Equal Credit Opportunity Act prohibits lenders from denying credit simply because of your age.

Instead, mortgage qualification is based on factors such as your income, assets, credit history, and debt, not the number of candles on your birthday cake. 🎂

And if you’re retired, Social Security, pensions, retirement account distributions and investment income may all count toward qualification when properly documented.

What’s really happening in Heritage Eagle Bend?

The September 2026 numbers tell a mixed story. The rolling 12-month median closed price is $610,000, down 11.6% from a year ago. Homes are also taking longer to sell, with median days in MLS increasing to 33 days.

But inventory is actually tighter, at just 1.7 months of supply, and homes that do sell are still closing at about 98.4% of their final asking price.

And September's actual closed sales ranged from $415,000 all the way to $833,580.
That range is a good reminder: the community median doesn't tell the whole story about what your specific home may be worth.

The latest rolling 12-month numbers show a market that has changed from a year ago:
📉 Median closed price: $744,500
🏠 858 closed sales
⏱️ 33 median days in MLS
💰 99.2% median closed-to-list price
📊 3.1 months of supply

The interesting part? Homes are taking longer to sell, but properties that are selling are still closing close to their final asking price.

And remember—80016 is a big ZIP code. Heritage Eagle Bend, Tallyn’s Reach, Southshore and Blackstone can all behave differently.

Stairs.

If you’re in your 50s or 60s and active, healthy, and constantly on the go, trouble getting up and down stairs may feel like the furthest thing from your mind.

But over time, stairs can become one of the biggest factors affecting how functional a home feels.

That’s why I encourage homebuyers to think not just about the home they want now — but the home that can continue to work for them later.

A few important things to consider:
✔️ Is there a first-floor bedroom?
✔️ Could another room on the main level be converted into a bedroom later?
✔️ Can you enter and leave the home without climbing stairs?
✔️ Are bathrooms accessible on the main level?
✔️ Could the staircase accommodate a stair lift if needed in the future?
