Abrams Momentum Group Realty Through Relationships Andrew was born and raised in Colorado. He attended the University of Colorado, receiving his bachelors in psychology.

After becoming a mental health worker at a treatment facility for at-risk youth, he changed careers into real estate in 2009. Since entering real estate, Andrew has been actively working with buyers, sellers and investors. He is currently on the Board of Directors for DMAR, the Chair of the Government Affairs Committee and is the Chair of RPAC. Andrew recently got married after meeting his wife playing soccer. I hate losing. This market punishes houses that aren't ready.

Look at the two columns. A few years ago, condition barely mattered. Today the median Denver metro home takes 32 days to sell, and buyers have 4.76 months of inventory to choose from.

One in seven Colorado homes that changed hands last year was inherited.

That's just over 14% of all transfers in 2025. It's up 19% since 2021, and it's roughly double the national average. DMAR expects that share to keep climbing through the 2030s.

Inheriting a house sounds simple. It rarely is. Heirs end up dealing with probate, a house full of belongings, deferred repairs, property taxes and family members who don't agree on what to do.

Three things that help:
1. Talk to a probate or estate attorney before you make any decisions.
2. Get a real value before you decide whether to sell, rent or keep it.
3. Don't rush it. Everyone grieves on their own timeline.

In August 2021, there were 3,582 homes for sale in all of Denver Metro.

That's the lowest August on record. The highest was August 2006: 31,664.

This August: 13,080.

That sounds high until you see the August average since 2002: 15,191. We're not at the bottom anymore, but we're still below normal.

Buyers: you finally have choices and time to use them.

Sellers: you're competing with more than three and a half times as many homes as in 2021. Price it right from the jump and have it ready. I manage every fix for you.

Denver Water just shut off your sprinklers for the year.

Starting October 1, lawn watering and spray irrigation are off limits for Denver Water customers. Reservoirs were 67% full at the end of September. Normal is 91%.

The sprinklers are done anyway. Use this weekend to get the house ready for winter:

1. Blow out your sprinkler lines before the first hard freeze.
2. Disconnect hoses and cover outdoor spigots.
3. Replace the furnace filter and book a service.
4. Clean the gutters once the leaves drop.
5. Test smoke and carbon monoxide detectors.
6. Stock up on ice melt and find the shovel.

Another great month of closings in the books! Here's a look at two of the families we had the privilege of helping this August.

Eudora was a referral relocating to Denver from Houston for a job transfer. Job transfers aren't just difficult — they're especially hard on a family.
