Attention Denver residents! As of today, October 1st, all spray irrigation and lawn watering is PROHIBITED across Denver Water’s service area to help conserve our region’s supply. Make sure your automatic sprinkler systems are completely shut down and winterized! 💧🍂

⚠️ VIOLATION FINES & PENALTIES ⚠️ Denver Water is enforcing hefty penalties for non-compliance:

🏡 Single-Family Residential:

1st Violation: $500 fine

2nd Violation: $1,000 fine

Subsequent Violations: $1,000 fine + Water service shut-off

🏢 Multifamily & Non-Residential:

1st Violation: $1,000 fine

2nd Violation: $2,000 fine

Subsequent Violations: $2,000 fine + Water service shut-off

Trees, shrubs, and perennials may still be watered using a hand-held hose with a shut-off nozzle or a low-volume drip irrigation system.

The inspector flagged the electrical panel.

So why can’t the seller just give you a credit and let you deal with it after closing?

Sometimes they can.

But if the panel creates an issue for the lender or the insurance company, a seller credit doesn’t actually solve the problem.

Certain older electrical panels can raise concerns that may need to be addressed before the home can be insured or the loan can close.

That’s why the first question shouldn’t always be:

“How much money should we ask for?”

It should be:

**“What exactly needs to happen for this transaction to close?”**

That distinction can completely change how you negotiate the inspection.
