Sitting on a 2% or 3% mortgage and afraid to move? 🏡

There's a bill in Congress called the MOVE Act (H.R. 10028). If it passes, you could sell your home, buy another one within 90 days, and take your current rate, terms and loan balance with you.

Now the honest part:
✔️ Only your current balance would move. If your next home costs more, the difference would need new financing.
✔️ It's not law. It was introduced on August 3, 2026, and it's sitting in the House Financial Services Committee.
✔️ Even if it passes, lenders wouldn't be required to offer it.

What happens after your offer is accepted in Colorado? 🏡

Here's the timeline from contract to closing: inspection, appraisal, loan underwriting, title work, final walkthrough, closing day.

I used to be a mortgage underwriter, so here's the mistake I saw most often: buyers opening a new credit card or financing furniture before closing. Your lender can check your credit again right before you close. Hold off until you have the keys.
