August gave us three trends pointing in different directions: fewer sales, relatively steady prices, and homes taking longer to sell.

📊 AUGUST MARKET SNAPSHOT
💰️ Median closed price: $594,495: Median means half of the homes sold for more and half sold for less. Prices were down 1.74% from July, but still up 0.25% compared to August 2025.
📉 Home sales dropped 17.35% year over year: There were 3,068 closings in August 2026, compared to 3,712 in August 2025. That’s a noticeable slowdown in the number of buyers making it to the closing table.
📈 But zoom out, and home values are still holding strong: Looking at the past four years, the average closed price is currently the highest it has been, with incremental increases each year.
⏳ Homes are taking longer to sell
The year-to-date average is now 46 days on market, giving buyers something they haven’t had much of in recent years: TIME.
