Hola a todos, Josue Chavez aquí con el equipo inmotion group, trayendo una actualización del mercado de Colorado para Noviembre de 2021. Tradicionalmente, los meses de otoño son mas lentos en nuestro mercado, que es algo que definitivamente vimos en forma de una disminución del 30% en las nuevas ofertas en comparación con octubre, PERO eso es algo normal. En noviembre de 2021, se lanzaron al mercado un total de 3,741 enlistadas nuevos en comparación con 3,697 en 2020. Eso es un aumento de poco más del 1%. Un pequeño aumento, pero importante, demuestra que nuestro mercado está actuando como debería. El número de casas que ceraron este mes se redujo a 4,932 de 5,404 en comparación con el año pasado. Una disminución del 8%.
Los precios del mercado continúan a subir, ya que el precio de venta promedio subió un 15% este año a $ 629,479 en comparación con $ 545,031. ¡El tiempo promedio en la MLS para una casa se redujo en 7 días! El promedio de días en el mercado este año fue de 15 en comparación con los 22 del año pasado. En general, estamos ante un mercado de vendedores increíblemente sólido; si las tendencias continúan, podemos esperar que 2022 sea el año más competitivo que hemos tenido hasta ahora. Hello everyone, Josue Chavez here with inmotion group, bringing you a Colorado market update for
November 2021.
Traditionally the Fall months bring a slowdown to our market, which is something we definitely saw in the form of a 30% decrease in new listings compared to October, BUT even with our fall slowdown and Covid rearing its head back up AGAIN our market continues to go strong. November 2021 saw a total of 3,741 new listings come to market compared to 3,697 in 2020. That's an increase of just over 1%. A small increase, but an important one non the less, it shows that our market is acting as it should. The amount of homes closed this month went down to 4,932 from 5,404 compared to last year. An overall decrease of 8%.
Our market price trend continues as the average sales price went up 15% this year to $629,479 compared to $545,031. The average time on the MLS for a home went down by 7 days! The average days on market this year was 15 compared to 22 from last year. Overall we're looking at an incredibly strong Sellers market, if the trends continue we can expect 2022 to be the most competitive year we've had yet. Interest rates are expected to rise next year as well, so if you are looking to purchase a home make sure that you are qualified and ready to go! The sooner, the better!

Hello everyone, Josue Chavez here with inmotion group, bringing you a market update for Denver CO.
October 2021 was an important month to test our Denver real estate market. Traditionally we see a slowdown around this time and this year was no exception. The total amount of homes sold in October was 5,169 with a total of 5,314 new listings hitting the market. That's a pretty big decrease in both catagories year over year of 20% and 15% respectively. However, this decrease is to be expected during this time of year, so don't let the numbers scare you off, our market is still holding strong. The smaller amount of available homes is also a driving factor as to why our average closing price is up year over year a total of 9% at an average of $612,719 for a single family home. The average time on the MLS for a home went down by 9 days! The average days on market this year was 14 compared to 23 from last year. As you can see from the numbers, our market is acting as it should. Fall/Winter time is a slower season for our market, less people want to list and less people want to go out home shopping, but despite that our prices remain consistent and listed properties continue to sell quickly!
