Spring on the docks was something else this year. Palm Beach went bigger than ever, March ended up being the strongest brokerage month of the year, and buyers finally started getting picky again for good reason. Diligence is back.
Looking ahead, the top of the market still feels really strong while the middle's softening a bit. The top yards are booked into 2028 and beyond, and the 130 to 165 foot range is one of the hottest categories in yachting right now. On the flip side, summer's shaping up to be a real buying window in the 30 to 60 foot saltwater market.
Real estate side, money keeps flowing into very specific pockets of South Florida. Manalapan, Royal Palm Yacht & Country Club, Downtown Delray, Seagate / South Ocean, and Boca luxury overall are still seeing big activity, record sales, and strong volume.
Heading into summer, the markets I'm watching closest are Manalapan, RPYCC, Downtown Delray and Pineapple Grove, Gulf Stream, and the Mizner Park condo market. Inventory's tightening fast across all of them.
