February Market Update 📊
February is when the housing market really starts to wake up. Buyer demand picks up, inventory feels tight, and homes tend to move faster.
That said, this year hasn’t quite hit full stride. Closed sales were only up about 2% compared to last February—not the surge many expected.
Pricing is the big story right now.
• 54% of homes sold below their original list price
• 13% sold above asking (slightly up from January)
What does that mean?
Buyers are out there—but they’re still very price-sensitive.
If you’re thinking about selling, this isn’t the market to “test” a high price. The homes that are priced right—at true market value—are the ones getting attention and offers.
