Rates climbed as Treasury yields pushed higher due to persistent inflation concerns, elevated oil prices, and worries surrounding government debt. A PCE report below expectations and a jobs report that came in soft offered brief relief, but couldn't stop the broader bond market selloff.

The latest market snapshot shows 12 active homes, but seven have been available for at least 30 days, and three sellers recently reduced their prices. For buyers: Older listings may offer more room to negotiate on price, closing costs, an interest-rate buydown, or repairs. Three attached homes are currently offered between approximately $785,000 and $800,000.

For sellers: Correctly positioned homes are still performing. Two recent detached sales went under contract in five days or less—one sold $75,000 above asking, while the other sold at asking.

The fall market is increasingly divided: buyers have leverage on homes that have been sitting, but properly priced and well-prepared homes can still generate strong results.
