About Our Welcome to the Watershed Series – 35th Anniversary Edition
Welcome back, hikers, to the Escondido Creek watershed! Our special anniversary hiking series has returned now that the weather is cooling down. We continue to invite the community to explore the lands we have protected together across the watershed for the last three and a half decades.

Join us on September 26, 2026, at our Harmony Heights Preserve for a special tour of the lands and corridors that connect this beautiful community. Enjoy an inspiring conversation and guided hike from Conservancy team members and volunteers as they take you through areas of active restoration to see firsthand how we, along with our partners and our community, are connecting corridors for wildlife and preserving the natural beauty of neighborhoods in San Marcos and North San Diego County.

🏡 San Diego County Real Estate Market Update
Housing inventory dipped 1% week over week, while buyer demand remained unchanged.
With slightly fewer homes available, Expected Market Time improved from 108 to 107 days.
The market continues to move slowly, but limited inventory is helping keep things relatively balanced. Buyers still have more time and negotiating room than they did a few years ago, while sellers need to be priced correctly to get attention.

🏠 The Condo Conundrum
San Diego County’s condo and townhome market is moving noticeably slower than the detached-home market. Higher mortgage rates, rising HOA dues, insurance costs, special assessments, and tighter lending requirements are making buyers more cautious.
The latest numbers show:
• Active inventory declined 1%
• Buyer demand declined 1%
• Expected market time increased to 102 days
• June closed sales were up 13% year over year
Attached homes are taking about 122 days to sell, compared with 96 days for detached homes.
For sellers, accurate pricing and strong presentation are more important than ever. For buyers, the slower pace may create additional negotiating opportunities.

July marked a broad-based slowdown in buyer demand, with every tracked Southern California market posting fewer pending sales than the same time last year. The decline occurred alongside higher mortgage rates, as affordability pressures may continue to influence buyer activity.
