In Massachusetts, title insurance is what protects you from liens, boundary disputes, or defects in the chain of title—not the deed itself.

The deed transfers ownership. Title insurance protects that ownership.
Whether you receive a quitclaim deed (standard in Greater Boston) or a warranty deed (more common in Western Massachusetts), your real protection comes from the title policy—and from having an attorney review the title before closing.
