One of the things I love most about real estate is that you never know who you're going to meet or where a transaction will take you. About two months ago I met my client, who was originally from Thailand and still owned a home there! Throughout the process, I had the opportunity to learn about a different culture while helping her navigate a market and process that were unfamiliar to her. Some transactions are a reminder that the right home is worth waiting for.

A few years ago, I had the pleasure of helping these clients find their first home in Connecticut after moving up from South Carolina. Fast forward to recently, they reached out with a simple question:

“What would it take if we decided to upsize?”

We sat down on a Thursday, talked through their options with no real timeline in sight but they did have their eyes on one house. By Sunday I received the message:

“How do we buy this house?”

By Monday, they were connected with a lender and had an offer submitted. There were multiple offers, but we put together a very competitive package. Unfortunately, we didn't get it.

We tried another home and lost that one too. But throughout the search, this house kept coming up as the comparison. “Nothing is going to beat that one.” Eventually, they started saying, “Maybe it'll come back on the market.”

I told them, “It’s possible, but I wouldn’t bank on it.”

Well… a few days later, my phone rang.

The previous deal had fallen apart, and the house was back on the market. We jumped on it immediately. The only catch? We had to move quickly because the sellers had a home they were closing on, which meant a very tight closing timeline.

Thankfully, we had an incredible mortgage team behind us who worked tirelessly to get everything done on time. From start to finish, the transaction came together seamlessly, and we were able to get them into the home they had been hoping for all along.

There’s something special about watching a client go from “nothing will beat that house” to holding the keys to that exact house.

I’m a firm believer that things have a way of working out exactly as they’re supposed to. For these clients, this was the one—and they knew it.

What started as an April 1st accepted offer had us all wondering... was this an April Fools' joke? 😅

From day one, this transaction tested us at every turn.

We worked through weeks of uncertainty while the sellers came to terms with the deal and finalized the contract. Then came the appraisal, which unfortunately came in below the purchase price. We fought hard through a Reconsideration of Value, and although the value didn't change, we successfully negotiated the purchase price down to the appraised value making sure my buyer wasn't overpaying.

Just when we thought we were in the clear, we encountered title issues and permit violations. Thanks to a great team of professionals working together, we tackled each obstacle one by one.

After 4 months (which honestly felt more like 12!), we finally made it to the closing table. 🎉🏡

I couldn't be happier for my client, especially because this is a repeat client who once again put their trust in me throughout the process.
