Overpricing feels safe. It isn't.

The first two to three weeks on the market are when your home gets the most attention. Buyers and their agents are watching new listings closely, and they know what homes in Dana Point, San Clemente, Laguna Niguel and Mission Viejo are actually selling for.

When the price is too high, the right buyers scroll past. Days on market climb. Then come the price reductions, and buyers start asking what's wrong with the house. You often end up with less than if you'd priced it right from day one.

Fewer homes. Faster sales. That's the fall story in South OC right now. 🍂

Orange County inventory has pulled back for five straight weeks since peaking in early August. At the same time, the median single-family price is up more than 5% from last year, and homes are selling in about 26 days.

What that means for you:

🏡 Sellers: less competition this fall, and the buyers still shopping are serious.
🔑 Buyers: the extra options we saw this summer are shrinking. The right home in Dana Point, San Clemente, Laguna Niguel or Mission Viejo won't sit for long.
