Carmel and Vincent spent 13 years in their Asbury Lane townhome, and Addison became home in every sense of the word. 🤍

The kitchen was their favorite room. The living and media area came a close second, with a wall-sized screen and curtains that closed to turn movie night into a private theater. They also made friends on the street, close ones, who have since traveled Europe with them.

But Ireland was calling, and family was waiting. 🇮🇪

Their goal was a smart timeline and a strong return on the home they had cared for. The list price was just the start. Once an offer was accepted, they had to pack, load a shipping container, fly home, and wait for it all to arrive. It was a tight schedule. We handled the staging and decluttering, and after the first month, the right buyer walked in and loved the townhome as much as they did.

Carmel and Vincent left excited for what's ahead and sad to say goodbye to their Addison friends. 🥹

Welcome to the newest episode of “This Is Our Dallas,” and this one is small in size, but BIG on personality. Addison, Texas, just 4.4 square miles. 🤍

You could practically bike across Addison in fifteen minutes. But don’t let the size fool you. This little town packs in nearly 200 restaurants, one of the biggest fireworks and air shows in the country, and a daily show of corporate jets overhead.

Belt Line Road, better known as Restaurant Row, is where the magic happens. Nate’s Seafood and Steak House has been a landmark since 1988, Kenny’s Wood Fired Grill does a hickory-smoked ribeye and a mac and cheese that’s exactly as good as it sounds, and Mr Sushi, family-owned since 1984, is Janelle’s all-time favorite. 🍣

Then there’s the fun stuff:
🎆 Kaboom Town every July 3rd, drawing over 400,000 people
🎭 WaterTower Theatre and Addison Improv

They fell in love with a home over FaceTime, made an offer before ever walking through the door, and drove in from McAllen to start renovating the same weekend. 🤍

Carina, Phillip, and their daughter Camila came to Kaity as a referral, looking for good bones, room to make it their own, and a place close to TCU. Their first contract was on another house. Once the plumbing problems and renovation costs added up to almost the price of the home itself, they walked away.

Then 3558 Stadium Drive came along. Spacious rooms, a full bedroom taking up the entire second floor, a big laundry room, and a huge driveway and backyard. Because of the distance, showings were tricky. They trusted Kaity's vision, fell in love on FaceTime, and moved forward. We negotiated through the offer and the option period, and communication on both sides was smooth from start to finish. 🏡

Camila will live here while she's at TCU, and the family will spend summers enjoying what they call "Funkytown Fort Worth." Watching them drive in to begin their next chapter was the best kind of closing. 🥹

Sixteen years of backyard dinners, patio hangouts, and friends who never wanted to leave. That was life at 5209 Harbor Town for Christian and LeeDon. 🌿

Then a beautiful lake in the Hill Country came calling, and they were ready for a new chapter.

Theirs was one of the smaller homes in the neighborhood, so they wanted an agent who truly knew the area and could get them top dollar without a long wait. We got to work with decluttering, staging, and a pricing strategy built for the street. The first weekend brought 14 showings and 5 offers, and the home sold in 3 days at $10k over list.

And since they couldn’t be back until closing, we put on our gardening gloves and looked after Christian’s two lemon trees and 14 plumerias, watering them with the rain catchment system. We may have chatted with them too, so they wouldn’t feel lonely.

Now Christian and LeeDon are settling in at the lake. The only plot twist? Swimming isn’t allowed there, because the lake is full of alligators. 🐊😂
