It’s not easy for any buyer to jump into this market, but as a first time homebuyer with a full time nursing schedule this was extra challenging for my client. Congratulations to my buyers on this beautiful property! 🏡🔑

Buying in this market can be difficult, buying in one of the most coveted lakefront communities in DFW can be almost impossible....keyword ALMOST. Here’s a couple of things that helped make it happen, without giving away too much of the secret sauce....😎

• Great offer, better timing - This property had multiple offers coming and in the end we were up against 10+ offers, but ours was delivered at the perfect time and the seller later told us this was a difference maker

• Rapport with listing agent - In this market communication is key, it’s also the only way you have a chance at gaining some sort of leverage in a seller’s market. Asking the right questions/fact finding is crucial in making your offer stand out and frankly 1-2 word replies from listing agents won’t cut it

Congrats to my first time buyers!!
🏡🔑

This experience was a roller coaster for them but the end result was a win

• We started with resales and quickly moved to new builds to get them exactly what they were looking for without settling
• Had to shift gears due to a lender change and negotiate with a builder’s lender to get the numbers we wanted
• Negotiate with the builder yet again when the appraisal came back so that they didn’t overpay
• Walk buyers through blue tape inspection and request of repairs from builder

For anybody who thinks you don’t need a REALTOR® to buy a new build, please think again. There’s plenty of ways a contract can favor the builder and plenty that arises throughout but with the right agent you can stay ahead and ask the right questions. 💪🏽

This current market requires a lot of time and effort and unfortunately that’s taken away from sharing some updates but, better late than never...

Congratulations to my clients! They invested a lot into this home and planned to stay in it for years to come BUT plans changed. They needed to cash in on the years of equity they had built so that they could buy their dream home elsewhere, and that’s exactly what they did! We priced strategically, timed correctly, and highlighted the most valuable assets of the home in order to receive “highest and best” without having to ask for it 😉 and that’s exactly what happened. It all paid off for some very happy sellers 🏡💰and we are now under contract for that dream home. 💪🏽
