Should you wait for the Fed to cut rates before buying a home?

We hope you're comfortable, because the Fed's own September projections show no rate cuts through 2027.

Meanwhile, the market is shifting in buyers' favor. In our business, buyer interest is up because there's more inventory and real room to negotiate. Buyers aren't having to give up everything to get a contract the way they did for years.

If you've been sitting on the sidelines waiting for a rate cut, this is a good moment to run your real numbers. Full episode: https://youtu.be/PUYD4m5pz88?si=5MqufE8OnXfEQ5kL

Does a foreclosure start mean someone is losing their home?

No. A foreclosure start is a legal notice filed after missed payments. Plenty of owners resolve it, refinance, or sell long before it goes further.

Locally, DFW is averaging a little over 800 foreclosure starts a month, up about 24% according to ATTOM. Sounds alarming until you compare it with 2015, a calm year, when DFW averaged more than 1,000 a month.

Older loans still make up the majority of starts, and those owners usually have equity. About 47% of DFW mortgaged homes are equity-rich, meaning the owner owes less than half the home's value. That equity lets people sell on their own terms.

Is this a buyer's market? It's the question we hear most right now.

As of October 1, the average 30-year mortgage rate sat at 7.28%, up from about 6.3% a year ago. DFW home prices have stayed basically flat. More than one in four listings in DFW has had a price cut.

So rates went up, prices held, and sellers are blinking. Who actually has the leverage? We break it down nationally, statewide and right here in Dallas.

Two numbers every Texas homeowner should know.

60%: that's how much the typical Texas homeowner's insurance premium rose from 2019 to 2024, according to the Dallas Fed. Double the national increase.

$140,000: the new homestead exemption Texas voters approved. It's $200,000 if you're 65 or older or disabled.

Make sure your homestead exemption is on file, and shop your insurance at every renewal.

Where does the national housing market stand? Balanced, leaning toward buyers, with rates holding buyers back.

NAR's August 2026 numbers: a 4.9-month supply of homes, the highest in more than 10 years. Sales just under 4 million a year, down 2% from July. A median price of about $429,000, up 1.6% from last year, which makes 38 straight months of year-over-year gains.

Realtor.com's September report shows the seller side. About 21% of active listings had price cuts, the highest September since 2018. Listings were up 5% from a year ago and sat a typical 61 days.

Prices haven't cracked nationally. They've just stopped sprinting.

DFW prices are holding even with rates over 7%. The reason: fewer homes are coming on the market.

Sellers are still feeling it, though. https://bit.ly/3TmmNLa reports 27.5% of DFW listings had a price cut in September. That's higher than the national rate.

A lot of sellers listed at spring prices, and the market corrected them. If you're selling this fall, price for today's buyer. We'll show you what that number looks like.

What most people miss about the DFW market right now: sellers pulled back too.

August numbers for single-family homes: DFW had a 4.3-month supply, and Dallas County sat right at 4 months. That's the line between a seller's market and a balanced one.

The DFW median price was $390,000, flat year over year. Dallas County was $369,000, down 1%. Homes sold in a median of 58 days for about 95% of list.

And the piece that explains it all: active listings are down 6% from a year ago, new listings are down 10%, and pending sales are down 11%. Fewer buyers, but fewer sellers too.

If you garden in Dallas, you probably already know North Haven Gardens. We've been going for years.

They're at 7700 Northaven Road and have been helping Dallas grow since 1951. Their online events calendar is full this time of year, and their garlic and shallots handout will get your fall beds ready.

Two things worth knowing about. First, a porch pumpkin service: they'll design, deliver and set up pumpkins for your front porch, with several packages to pick from. Second, Ralph & Rose, their on-site cafe. Good coffee, a great work-from-home escape, and ice cream whatever the weather.

Looking for something different to do in North Dallas? Visit Valley House Gallery & Sculpture Garden at 6616 Spring Valley Road.

Donald and Peggy Vogel founded it, and this is Valley House's 70th year. The gallery shows rotating exhibitions, currently David A. Dreyer: Cenote-Resonant Light through November 21. The sculpture garden outside is the reason to linger.

Two of our favorite artists are represented here, Mark Messersmith and Deborah Ballard. One of us even has a Messersmith at home.

Open Monday through Saturday, 10 a.m. to 5 p.m.

One of our neighborhood favorites: TJ's Seafood Market at 6025 Royal Lane in Preston Royal. They've been serving Dallas since 1989.

Half fish market, half restaurant. Buy fresh fish and shellfish at the counter, take home prepared food, or stay for lunch.

Their catering is a lifesaver for hosting, with party platters for pickup or full-service catering with bar service, staffing and rentals. Holiday orders are open online now.

And if you want to cook at home, just ask. They'll give you recipe cards and show you how to shuck an oyster or make ceviche.
