When my seller decided it was time to move on from this home, she was a single woman living in a 3,500 sq ft house that simply felt too big for one person. The challenge? The home was beautiful, but it needed warmth, scale, and the right presentation to truly shine.

So we got to work.

There were early mornings meeting Facebook Marketplace sellers in Starbucks parking lots at 7am for staging pieces, art, frames, and anything else we needed to help the house feel full, inviting, and lived in ☕️✨ We re-staged bedrooms multiple times to showcase the true size and function of each space and carefully thought through every detail to help buyers emotionally connect the moment they walked in.

And it paid off — we went under contract in just 7 days 🎉 especially meaningful in a neighborhood where several other homes are still sitting on the market.

Then came the negotiations. The buyers requested a large amount in concessions, but instead of simply giving money away, my seller chose to tackle repairs strategically. It meant a lot more coordination, time, and work during the transaction, but in the end, we were able to save her thousands of dollars by managing and executing the repairs ourselves.

I’m incredibly proud of how much heart, hustle, and teamwork went into getting this one to the closing table.

And the best part? My amazing seller walked away with nearly $80,000 in profit after owning the home for just one year 🙌🏡 A pretty incredible reminder of why real estate can be such a powerful investment.

IYKYK. Homes in this community rarely even make it to the public market because the demand is just that high.

I originally met these buyers through a different listing, and looking back now, I’m so glad that one didn’t work out, because this was the perfect fit for them.

We got this one sold for under asking with a very strong amount of concessions for the buyers to use on renovations and repairs after closing.

After seeing the incredible renovations and care they poured into their current home, I already know this house is going to become something truly special. I cannot wait to see the vision they bring to this next project 🏡✨

These wonderful buyers were referred to me by friends/past clients (which will never stop meaning so much to me 🥹), and I had the absolute best time helping them find their home together.

This home is over 100 years old and full of character, charm, and stories. I always find myself wondering about all the lives lived within these walls over the decades…if walls could talk!

I may be a few months late posting this one, but it’s too special not to share! This beautiful home in one of West Richardson’s most sought-after neighborhoods had so much charm. I absolutely loved the Spanish-inspired exterior and all of the character throughout.

My sellers had owned the home almost from the very beginning, so this sale came with a lot of memories and emotion attached. Helping them through that transition and getting to celebrate this next chapter with them made this one extra meaningful.
