When my clients’ daughter got into an amazing new school, they suddenly found themselves looking for a home closer to where she’d be going. I really admire their dedication to their daughter; being willing to pick up and move across town to give her this opportunity says so much about the kind of parents they are. 🔑✨J U S T  S O L D✨🔑 Every closing has a story, but this one is definitely one I’ll never forget.

About a week before closing, the seller unexpectedly passed away. I was representing the buyer, and what should’ve been a straightforward closing quickly became a much longer journey as everyone worked through the probate process with sensitively and care.

Through it all, my buyer was nothing short of amazing. She showed so much patience, grace, and understanding, never losing sight of the end goal. After a lot of waiting (and a whole lot of teamwork), she finally has the keys to her new home. 🏡❤️

This deal wouldn’t have happened without an incredible group of people. 🔑✨J U S T  S O L D✨🔑 Some closings deserve a little extra celebration… because this one took a whole lot of work behind the scenes 🤍

When my seller decided it was time to move on from this home, she was a single woman living in a 3,500 sq ft house that simply felt too big for one person. The challenge? The home was beautiful, but it needed warmth, scale, and the right presentation to truly shine.

So we got to work.

There were early mornings meeting Facebook Marketplace sellers in Starbucks parking lots at 7am for staging pieces, art, frames, and anything else we needed to help the house feel full, inviting, and lived in ☕️✨ We re-staged bedrooms multiple times to showcase the true size and function of each space and carefully thought through every detail to help buyers emotionally connect the moment they walked in.

And it paid off — we went under contract in just 7 days 🎉 especially meaningful in a neighborhood where several other homes are still sitting on the market.

Then came the negotiations. The buyers requested a large amount in concessions, but instead of simply giving money away, my seller chose to tackle repairs strategically. It meant a lot more coordination, time, and work during the transaction, but in the end, we were able to save her thousands of dollars by managing and executing the repairs ourselves.

I’m incredibly proud of how much heart, hustle, and teamwork went into getting this one to the closing table.

And the best part? My amazing seller walked away with nearly $80,000 in profit after owning the home for just one year 🙌🏡 A pretty incredible reminder of why real estate can be such a powerful investment.
