$145M retail project underway in Forney

FORNEY – Victory Real Estate Group is developing Victory Shops at Forney, a $145.6 million retail project totaling 235,000 sf.

The development includes more than 55 tenants, with current occupants including Kohl’s with Sephora, Outback Steakhouse, Crunch Fitness, Torchy’s Tacos, Cava, T-Mobile, Firehouse Subs, and Medical City Healthcare.

Additional tenants include FedEx, Glo Tanning, Peach Cobbler Factory, and Luxe Salon Suites.

Construction began in 2022 and about 55,000 sf of retail space remains currently under construction.

Victory Shops Forney East will add approximately 23,500 sf, while an additional 26,000 sf of retail space is planned.

The project is located at the northwest corner of US 80 and FM 548.

HOUSTON – Houston Christian University is converting a 200,000-sf, five-story former senior-living facility into student housing.

The project will add 300 to 350 beds, increasing on-campus housing capacity by 33 percent.

Renovations are estimated at $7 million to $10 million, with Brailsford & Dunlavey and LAS Architects involved.

The facility will close in June as renovations begin, with the first 150 students expected to occupy floors three, four, and five this fall.

SUGAR LAND – Lovett Group has cleared the former one million-sf Fluor Corporation campus for a $400 million mixed-use development.

Lake Pointe Green will include 720 apartments, 350 single-family homes and townhomes, and 10 acres of green space.

Plans also call for ground-floor retail tied to the apartment components.

Construction on the 53-acre site is expected to begin soon, with full buildout over seven years.

Target opens 1.2M-sf receiving center in Houston

HOUSTON – Target Corp. has opened a 1.2 million-sf receiving center at 5805 S. Sam Houston Pkwy. E.

The $65.8 million facility will support seven regional distribution centers.

It is the first facility in Target’s network dedicated to receiving and staging import freight for redistribution.

The site is part of Hillwood’s Beltway 66 Logistics Park and began operations after a lease signed in 2022.

Built in 1904, the six-story building is designated a City of Houston landmark and is part of the Main Street Market Square Historic District.

Renovations of the 50,000-sf structure included exterior façade work, window repairs, masonry cleaning, and lighting upgrades.
