I’m excited to officially announce that I am running for 2027 President-Elect of West Pasco Hernando REALTORS®.

For me, this campaign is about three things:

We have brought together two associations with proud histories, strong leaders, and dedicated members. I believe our job now is to take the best of both, build on those strong foundations, and continue creating one association where every member feels represented and heard.

Should you sell now or wait?

Florida’s July housing numbers show that single-family home sales increased just over 5% from last year, available inventory declined nearly 13.5%, and the statewide median sale price reached $425,000.

Those numbers are encouraging, but they do not answer the most important question: What is right for you?

If you have owned your home for eight years or longer, your decision should be based on your home’s current value, available equity, insurance situation, future housing costs and what you want your next chapter to look like.

PASCO COUNTY MARKET UPDATE | AUGUST 2026

The market is moving more slowly, giving serious buyers additional negotiating power while requiring sellers to compete more carefully.

The latest single-family data shows:

🏠 819 closed sales — down 11.7% year over year
💰 $390,000 median sale price — up 0.8%
📈 4.3 months of supply — up 7.5%
📅 43 days to contract — approximately 10% longer
🏦 30-year mortgage rate: 6.65% as of August 20

What does this mean?

For sellers: Stable prices do not guarantee a quick sale. Accurate pricing, strong presentation and early activity reviews are essential.

For buyers: Slower sales may create opportunities to negotiate price, closing costs, repairs or a seller-funded rate buydown.

Development watch: Clay Hill is a proposed 550-acre luxury resort and residential community northeast of Dade City. Plans include approximately 50 estate homes and a 130-room resort. The project has not yet received the necessary approvals.

A 384-unit apartment community is also under construction near State Road 56 and Meadow Pointe Boulevard in Wesley Chapel, adding future housing capacity to the East Pasco corridor.

The East Pasco real estate market is continuing to shift, creating new opportunities for both buyers and sellers.

Pasco County’s active housing inventory increased 2.9% in July, while the median asking price declined to $349,000. Nearly 66% of recent sales closed below the asking price, showing that buyers have more negotiating power than they did a few years ago.

At the same time, Dade City continues to grow. Financing has been secured for Rolling Hills and Crosswinds, two planned communities expected to bring nearly 2,000 additional homes to the area.

What does this mean for you?

Sellers need to price their homes correctly from the beginning and make sure their property stands out from the competition.

Buyers may have opportunities to negotiate price, closing costs or even assistance with an interest-rate buydown.

Florida consumers are becoming more cautious with their money, and that is something worth paying attention to in today’s real estate market.

According to a recent Florida Realtors® article by Amy Connolly, Florida’s consumer sentiment index dropped to 69.3 in July, its lowest level since December 2023 and the fifth consecutive monthly decline.

What stood out to me is that Floridians are not only feeling less confident about their personal finances, but they are also becoming more hesitant about making major purchases.

For real estate, that matters.

Buying a home has always been about more than just the purchase price. Today’s buyers are looking closely at the entire financial picture, including the mortgage payment, insurance, taxes, repairs, moving expenses and even the cost of furnishing a new home.

For sellers, this is another reminder that pricing and presentation matter. Buyers may still want to make a move, but many are going to be more deliberate about where they spend their money and what they believe represents a good value.

Markets change, and successful real estate decisions require understanding what is happening beyond just the number of homes for sale.
