Nobody said making a move was going to be easy...

But here's something I remind my customers of all the time. The hard decision now is usually the one that saves you from a much harder situation later.

Letting go of a low interest rate feels like a big deal (and it is!). But so is spending years in a home that doesn't fit your life anymore. Getting pre-approved or decluttering before you list might feel like extra steps, but they're the steps that put you in a stronger position when it really counts.

And if you're weighing one of these decisions right now, you don't have to figure it out on your own. I'm always happy to talk through your options, even if you're just starting to think about it.

Where are you on the scale? 😂🎃

One pumpkin on the porch is a perfectly good start. But once you have your own place to decorate, it’s easy to add a wreath, a few more pumpkins, and eventually start wondering whether a 12-foot skeleton would fit in the yard.

I love seeing the homes around Greater Houston that go all in. I also want to know where everyone stores those decorations the rest of the year...

The results are in, and the award goes to... Cypress 🏆😉

Okay, it might not be official, but I stand by it! Cypress has officially been named the best place in Texas to get a little bit of everything, according to me.

You can start a Saturday on the 1.7-mile paved loop around Marshall Lake at Kickerillo-Mischer Preserve, grab sushi at Edojin, and end the night with live music at The Boardwalk at Towne Lake, which has bands every Friday and Saturday evening. And when you want the city, downtown Houston is about 24 miles away along US-290.

From a real estate perspective, the range here is what I love most. You'll find established neighborhoods like Longwood Village, where most homes were built in the 1990s around a golf course, right alongside newer master-planned communities like Bridgeland and Towne Lake, where builders are still adding new homes.

If you bought your home with less than 20% down on a conventional loan, you may still be paying private mortgage insurance (PMI) each month.

But did you know it doesn't last forever?

You can generally ask your lender to remove it when your loan balance reaches 80% of your home’s original value. In many cases, it’s removed automatically when the balance is scheduled to reach 78%, as long as you’re current on your payments.

Here's the thing most people don't realize 👉 those milestones are based on what your home was worth when you bought it.

But what if your home, like many homes in Greater Houston, has gone up in value since then?

You may have enough equity to request PMI removal sooner, even if your loan balance hasn’t reached 80% of the original value yet.

To find out, contact your mortgage company and ask if you can request PMI removal based on your home’s current value. They can tell you whether your loan qualifies and how they would verify the value.

This could potentially save you hundreds of dollars every month! So, be sure to reach out to your lender and find out how it could work for you.

Fall menus are back in Greater Houston, and I'm not mad about it 😋🍁

This is one of my favorite times of year to eat around town. Local spots are rolling out their seasonal specials, and it's the perfect excuse to try somewhere new (or revisit an old favorite).

Here are three places embracing fall in the most delicious way right now 👇

📍 Brit's Batch Coffee + Bakery on Tomball Parkway is serving up a Fall Flavor Flight of cinnamon rolls, including pumpkin cheesecake and caramel salted pecan, and it's the easiest way to try them all without having to choose.

📍 Over at Honor Society Coffee Co. in Old Town Tomball, the Cherry Pie Matcha is part of their brand-new 2026 fall menu. It's the kind of cozy downtown spot where you'll want to grab a seat and stay a while.

📍 And if you have a sweet tooth, Cafe Ninda has a Limited Edition Pumpkin Croissant through the end of October that's almost too pretty to eat.

Seasonal menus don't stick around forever, so save this and plan your next outing!

Everyone has a style they're drawn to, and in Cypress, the decade a home was built can say a lot about where it's located, what it looks like, and the features you'll find inside.

Established neighborhoods from the '80s and '90s come with mature trees and room to make a home your own. Homes from the last decade tend to offer open layouts and updated finishes. And new construction means the latest systems, more energy efficiency, and a chance to pick your own finishes.

Every industry has its own language... and real estate listings might be the most creative of all 😂

After reading more listing descriptions than I can count, I've gotten pretty good at reading between the lines. And most of these aren't bad at all! A "cozy" home can be the perfect fit, and "needs TLC" can be a great opportunity if you're up for a few projects.

The key is knowing what you're walking into before you fall in love with the photos!

Call me a traditionalist, but fall in Greater Houston doesn't really begin until the Texas Renaissance Festival opens its gates 🍁

If you've never been, it takes over a sprawling festival ground in Todd Mission every fall weekend, starting Oct. 10 and running through Nov. 29 (plus the Friday after Thanksgiving). Locals love it because every weekend has its own theme, and costumes are more than encouraged.

The October lineup kicks off with Oktoberfest on Oct. 10 and 11, followed by 1001 Dreams, a Pirate Adventure weekend, and All Hallows Eve on Oct. 31 and Nov. 1, which might be the most fun way to spend Halloween weekend this year.

My tip? Pick your themed weekend ahead of time and plan to arrive early. Gates open at 9 a.m., and there's no entry after 7 p.m., so give yourself a full day to wander.

So if it's not on your fall list yet, consider this your sign to add it 🙌
