Know the little shopping center at De Anza and Prospect with Kikusushi and Coach House W**e & Liquors?

I pass this corner all the time on my way to and from the office, and I often stop nearby for gas, so this one caught my attention.

The property at 1655 S. De Anza Boulevard in Cupertino is the site of a proposed residential development by Dividend Homes.

The current plan calls for 35 townhome-style residences in five buildings, including five affordable units, replacing the existing commercial center.

Dividend Homes recently announced that the project’s Tentative Map has been approved, marking another step forward in the process.

For those who know this corner, redevelopment also raises another question: what happens to the businesses that are there now?

I have not found public information yet indicating whether Kikusushi, Coach House W**e & Liquors, or the other businesses currently there will relocate or where they may go.

If anyone has heard anything, please share. I’d be interested to know what’s next for them.

This is another example of the gradual changes taking place along the De Anza corridor. One project may not seem significant on its own, but collectively these developments can affect housing supply, traffic patterns, neighborhood density, and the character of the area over time.

I’ll keep following this one as it moves forward.

More choices for buyers, more pressure on sellers to get the price right.

This week in Santa Clara County, 358 homes came to market, 231 moved into pending status, 211 closed, and 167 had price reductions.

The gap between new listings and pending sales widened to 127 homes, which gives buyers more opportunity to compare price, condition, and presentation before making a decision.

At the same time, the market is not moving the same way across every property type. Single-family pending sales increased 2% this week, while condo and townhome pending activity slowed.

For sellers, buyers are still active, but they have more room to be selective. For buyers, more choice does not mean every property will be negotiable.

A lot can change in 15 months.

I captured the demolition at the old El Paseo shopping center at Saratoga Avenue and Lawrence Expressway on July 24, 2025.

I was back there today and had to capture the same corner again. It’s remarkable to see how much has changed in a little over a year.

When you drive past something regularly, the changes can happen so gradually that you almost forget what it looked like before.

What do clients remember after the transaction is over?

Of course, results matter. Sellers want to maximize their outcome. Buyers want to make a smart purchase. Preparation, strategy and negotiation all matter.

But when I look back at what clients have chosen to say about working with me, I’m struck by what they often remember.

They remember being given an honest opinion. They remember having an objective voice when a decision felt emotional. And sometimes, they remember the relationship well enough to come back years later for the next move.

I’m grateful for that.

If you’re considering a purchase or sale in Santa Clara County, this week’s market offers a useful reminder: look closely at the type of home and neighborhood that matter to you. 🏡

Buyers still have fresh options, while sellers face competition as new listings outpace pending sales.

📊 For the week ending October 12:
• New listings: 374, down 4%
• Pending sales: 260, down 5%
• Closed sales: 229, down 1%
• Price reductions: 170, down 23%

Buyer activity varied. Single-family pending sales fell 11%, while condo pending sales increased 14%. Townhome contracts edged up by one home.

🔎 For buyers: A home reduced in a previous week may deserve another look. Compare its price with recent sales, consider its condition, and understand competing interest before deciding what to offer.

🏡 For sellers: Fewer price cuts this week don’t establish that values are rising. Review the homes buyers are comparing with yours, and use showing feedback and offers to evaluate your strategy.

Spring gets a lot of attention in real estate. But “more activity” and “better for you” aren’t necessarily the same thing.

The right timing depends on more than the calendar including your equity, carrying costs, what you’re moving toward, and what competing inventory may look like when you sell.

Sometimes waiting until spring is absolutely the right decision. Sometimes the numbers or life point somewhere else.

The goal isn’t to talk yourself into selling. It’s to understand your options well enough to make a confident decision.
