A Rare 55-Acre Lake Lifestyle Opportunity on Lake Lanier with Two 32x32 Dock Permits Included and the potential for multiple boat slip additions Welcome to a property that truly embodies Lake Lanier living. With 500 feet of shoreline, gentle rolling land, and the peaceful feel of Six Mile Creek, this 55-acre estate offers the kind of space and freedom that is getting harder to find every year. For the first time, this family-held property is available. In the heart of Forsyth County and zoned Lake Residential. The location could not be better. You are just 15 minutes from Cu***ng, Dawsonville, and Gainesville, and only three miles from GA-400. Lake life convenience and everyday ease come together in a way that feels effortless. Developers will immediately recognize the potential. With zoning that allows approximately 40 single-family lots at the required 30,000 sq ft minimum, this land offers a rare chance to design a community that celebrates space, nature, and the lake itself. Two transferable 32' x 32' dock permits with upgrade options add tremendous value, especially as dock rights on Lanier continue to become more limited. The property is a beautiful canvas of rolling hills, open pastures, natural springs, creek views, and wooded privacy. It is perfect for a luxury lakeside neighborhood, a private family compound, or a thoughtfully planned community where lake living takes center stage. An existing four-bedroom ranch home from 1972 sits on the property and could serve as a temporary residence or an on-site development office. Reach out today to explore the full potential of this exceptional Lake Lanier offering. Let's talk about what this land can become.

Learn to fix things, it builds confidence.

I read this recently.

There’s something powerful about figuring things out with your own hands, whether it’s repairing a leaky faucet, troubleshooting a problem, cooking a great meal, or working through a difficult conversation. Every small win quietly tells you: “I can handle more than I thought.”

Confidence usually isn’t built from comfort. It’s built from repetition, patience, mistakes, and finally hearing yourself say, “Well… I fixed it.”

And honestly, that mindset applies to almost everything in life, not just tools and repairs. Homes. Relationships. Business. Health. Even confidence itself.

A lot of people are waiting to feel confident before they try something new. Most of the time, confidence shows up after you’ve tried, struggled a little, and learned along the way.

Memorial Day has always felt different to me than most holidays.
It’s not really about cookouts, lake days, or long weekends, although those things certainly bring families together. At its heart, Memorial Day is about remembering the men and women who gave their lives serving this country and the families who carried that loss forever.

As I’ve gotten older, I think I appreciate that sacrifice even more. Freedom isn’t free, and somewhere along the way, someone paid a price most of us can’t fully understand so we could enjoy the life we often take for granted.

This weekend, I hope we all slow down for just a moment. Fly the flag. Spend time with family. Enjoy the blessing of another day. But also remember those who never made it home, and the loved ones who still carry their memory.

Grateful for their sacrifice.
Never forgotten. 🇺🇸
