🏡 Covington, Georgia Market Update for September 1- Mid October

There are currently 534 homes for sale, but only 104 sold over the last month.

That’s a pretty clear picture of what we’re seeing right now: buyers have options, and homes are taking longer to sell.

The average days on market is now 73 days, and the average sales price is $327,539, compared to an average list price of $388,105.

For sellers, this is why pricing and preparation matter more than ever. Buyers are being selective, and simply putting a home on the market and waiting isn’t enough in today’s market.

For buyers, more inventory means more choices and more negotiating power than we’ve seen in quite a while.

An appraisal is an opinion of value based largely on comparable homes that have already sold.

Market value is what a buyer is willing to pay for your home TODAY.

And in a changing market, like we have today, that number can move quickly.

New listings hit.
Prices are reduced.
Interest rates move.
Buyer demand changes.
New sales give us new data.

That’s why pricing a home takes more than pulling a few comps. I’m looking at current competition, pending and recent sales, showing activity and buyer feedback.

Then we factor in the house itself: location, condition, repairs, roof and system ages, floor-plan, yard, schools, upgrades and more.

Past sales give us the data. The current market tells us the price.
