St. Tammany Parish sellers, here's the honest read on where your market sits right now.
The good news first. April 2026 was still a seller-leaning month across Covington, Mandeville, Madisonville, and the rest of the Northshore. You've got the tightest supply in the region at 4.6 months (down from 5.8 last year). Homes are clearing the fastest at 61 days on market. And sellers are pulling in 97.6% of list price on average, the highest in the entire NOMAR service area. Pending sales rose 12.8% year-over-year, which is real demand.
Now the part nobody else will tell you. March was a sugar high. Pending sales surged 49.1% that month and the headlines made it sound like you could ask anything and get it. April normalized hard. Volume is still healthy, but median price actually dipped 2.3% to $297,504. Translation: the buyers are here, they're moving fast, and they're paying close to list, but they're not chasing overpriced homes anymore.
That's an important distinction if you're thinking about listing this spring.
Here's what's actually working in St. Tammany right now:
✓ Accurate launch pricing wins. With 97.6% list-to-sale, the gap between "priced right" and "needs a reduction in 21 days" is small, and the well-priced home almost always nets more.
✓ Move quickly on prep. 61-day average DOM means tight-submarket homes are going in under three weeks. The first 14 days are everything.
✓ Benchmark against same-parish comps from the last 60 days, not last year's. The market shifted in your favor, but the data shifted with it.
The Northshore is still the easiest parish in the region to sell a home well. It's also the easiest one to leave money on the table in if you assume March's momentum is still pulling prices up. It's not. Ex*****on is.
