So, you got pre-qualified online, and now you're ready to see homes and start making offers?
Here's why that doesn't quite work the way you think

A pre-qualification is usually based on info you provided online or through a generic form. A lender hasn't verified your income, credit, or financial position yet.
So when a seller sees it? It doesn't carry much weight.
A pre-approval is different.

🏡A lender actually reviews your documents and verifies your finances

🏡You get a real number for what you're likely qualified to borrow, in writing

🏡It shows a seller you've taken real steps toward financing, not just a guess

In a market where sellers are still comparing multiple offers, having a pre-approval letter shows you're a serious, qualified buyer.
So, before you fall in love with a home, let's make sure you're walking in with the real thing and not just an estimate.

Okay, lean in for this one because the people making money off real estate don't have some secret code, and they're definitely not all starting with tons of money.

The investors I work with and savvy buyers are leveraging hacks like these to build wealth faster than the average buyer realizes is even possible.
So, here's a breakdown of some of the top ones -

🏠House hacking: renting out part of your home, a room, a basement, an ADU, so tenants help cover your mortgage from day one.
🔨Forced appreciation: increasing a property's value through targeted
renovations instead of waiting on the market to do it for you.
🏡ADU: adding a small additional living space on your property to bring in rental income or boost resale value.
💰1031 exchange: selling an investment property and rolling the profit into a new one to defer capital gains taxes.
🔑Live-in flip: living in a home for a certain period of time before selling could potentially allow you to exclude a portion of the profit from capital gains tax.
🤝Investor partnering: splitting the down payment or initial investment with another investor to buy something you couldn't afford solo.
🏦Seller concessions: asking sellers to cover closing costs or buy down your rate instead of just negotiating on price.
None of these require a huge head start. But knowing there's an option and being willing to use them, can get you into building wealth through real estate.

Ask anyone who lives in Salt Lake County, and they'll "complain" about all of this... right before defending it to anyone who says something bad about it.

Here's what I mean -
✅Everyone jokes about having all four seasons in the same week, but try convincing a local to actually move somewhere without the mountains and those crisp fall days.
✅You'll hear it all the time, Salt Lake County has too many soda shops, but nobody's actually complaining about having a Swig, FIIZ, or Sodalicious just a few minutes away.
✅Locals will complain about how busy Big Cottonwood Canyon on a summer Saturday is, but it usually means the area's beautiful enough that everyone wants to be there.
✅Bring up winter inversions, and someone will groan, but they'll also tell you it's worth putting up with because the rest of the year is pretty incredible.

Summer doesn't have to go out with some huge, expensive send-off!
Some of the best ways to enjoy these last few weeks are actually the simple ones.
Grabbing takeout and heading to a local park does just as much for your mood as a big planned-out day trip. And that's the idea behind this last chance bucket list.
So, try one of these ideas before summer's gone for good:
1. Grab dinner to go from Caputo’s Market & Deli and head to Sugarhouse Park.
2. Watch the sunset over Oquirrh Mountains.
3. Take a dip in Millcreek Common’s splash pad.
4. Get ice cream from Normal Ice Cream.
5. Go for an evening bike ride on the Porter Rockwell Trail.
6. Have one more backyard hangout with friends.
7. Eat dinner outside on a patio near 9th and 9th.
8. Catch a local outdoor event or concert at The Gallivan Center.
9. Order a cold brew or lemonade from FIIZ or Swig and drink it outside.
10. Swing by Ken Sanders Rare Books and pick out something for a lazy afternoon read.
