The recent housing law won't likely bring down housing costs in the short term. The most buzzworthy provision in limiting corporate ownership of single family homes only applies to companies that own 350 homes or more. And provisions to ease restrictions on new builds will take years to start seeing outcomes.

While the legislation is aimed at least partly at addressing affordability, experts say the benefits of the measure will take time to show up in the market.
