A few months back I went out to measure a custom house that was listed and sold over the years by a number of real estate companies. These listings showed the square footage on this house as 9,600 square feet. I new the architect that had designed this house, so I enquired as to the size of this house and was told 11,500 square feet. I measured the house and came up with 10,500 square feet. I was fully aware builders submit plans to the city prior to the start of construction and that during construction, changes take place for many reasons including the size or square footage in 90% of cases. The city had no permit for additions and the current owner had not made any additions. The 9,600 square feet was an appraisal that went into the MLS and was used each time the house was sold. What does this all mean??? There was a 900 square footage difference between the Appraisers and my floor plan measurement. The average price per square feet to build a custom home in that neighborhood was $700. Which means 900 square foot difference x $700 per square foot to build = $630,000 which may have been left on the table by the seller during a real estate transaction. When your having a house built, price per square feet is the number one criteria outside of location. DON'T TAKE A CHANCE!!!
