1. Shopping Before Getting Pre-Approved
Know your budget before falling in love with a home. A pre-approval also shows sellers you’re a serious buyer and you know your max number.
2. Focusing Only on the List Price
The purchase price is only part of the cost. Consider taxes, insurance, utilities, maintenance, and potential repairs. Always get an inspection and always have renovation $ set aside!
3. Skipping the Home Inspection
Even a beautiful or new construction home can have hidden issues. A professional inspection can help you understand the property before you commit. PS: p***c sewer? - get a sewer scope!
4. Making a Large Purchase Before Closing
Buying a car, opening new credit cards, or taking on new debt can affect your financing and potentially jeopardize your loan. Just. Don’t. Do. It!
5. Not Understanding the Contract
Real estate contracts contain important deadlines, contingencies, and obligations. Make sure you understand what you’re signing. Ask your agent so you fully understand what you’re committing too, and always feel free to negotiate!
6. Waiting Too Long on the Right Home
Know your priorities and be prepared to act when the right property comes along. Ask your agent to run a CMA before writing an offer! ( CMA > county assessors website )
7. Forgetting About Closing Costs
Budget for more than your down payment. Closing costs, inspections, appraisal fees, prepaid taxes, insurance, and other expenses can add up. Usually a buyers agent will negotiate the seller pays the closing costs for a buyer AND the buyers agent commission.
8. Trying to Do It All Alone
