🏖️ Horry County & Cherry Grove STR owners — here’s what you need to know about HB 3876.

This is not a new short-term rental tax, and it is not law yet. The bill mainly clarifies who is responsible for collecting and remitting existing accommodations taxes and fees.

🚨 A BIG appraisal change is coming November 2, 2026.

Fannie Mae & Freddie Mac are moving to UAD 3.6, a new appraisal reporting system designed to capture more detailed, standardized property data.

While the goal is better data and more consistent appraisal reporting, appraisers are warning that the transition could mean more work, higher appraisal fees, and longer turnaround times.

That matters when you’re buying or selling — especially when your closing timeline is already tight. ⏰

The November 2 deadline is based on when the appraisal is submitted, so understanding the new timeline could help prevent unnecessary surprises.

📚✏️ And just like that… it’s time for another school year! 🎒❤️

The years seem to go by faster and faster, and we’re so proud of the kids they’re becoming. Each year brings new experiences, new challenges, new friendships, and so many memories along the way.

I’ve had the privilege of working security in our schools for a while now, and being part of the school community where our own kids learn is something I’m truly grateful for. It’s a role that means a lot to me, especially knowing I get to help keep our students and staff safe every day.
