When the Inspection Report Pays for Itself 🏠🔎

I received this message from a recent client after their follow-up with the sellers:

«“They agreed to replace the water heater, have a licensed contractor service the HVAC unit and the fireplace, clean the leaves from the roof and gutters, and provide a $2,000 credit for the fascia and garage door panel replacement.”»

This is exactly why a thorough home inspection and a well-documented report matter.

A home inspection isn't just about finding problems. It’s about documenting the condition of the home clearly and professionally so you and your agent have the information needed to make informed decisions during negotiations.

When defects are properly identified, photographed, and documented, buyers may be able to negotiate for:

✅ Repairs
✅ Licensed contractor evaluations or servicing
✅ Replacement of defective components
✅ Seller credits toward repairs
✅ Other appropriate concessions

Of course, an inspection doesn't guarantee that a seller will agree to anything—but good documentation gives you a much stronger seat at the negotiating table.

The goal isn't to create a giant list of complaints. It's to give you a clear picture of the home you're buying and help you understand the issues that could affect your investment.

PSA: If you have a home inspection scheduled this week on a house you're trying to sell, please verify that the air conditioner is working properly. The home inspector will appreciate it greatly. It was 87⁰ degrees outside, AC was set to 72⁰ and was 89 inside.
