The higher-end housing market in New Hampshire continues to expand at a remarkable pace. The number of single-family homes selling for more than $1 million has more than doubled over the past five years and now represents approximately 15% of all home sales statewide. From May 2025 through April 2026, there were 1,199 million-dollar home sales across New Hampshire, compared to 542 during the same period five years earlier — a 121% statewide increase.

While Rockingham County continues to lead the state in total such sales with 464 transactions, Hillsborough County has experienced some of the most dramatic growth, with million-dollar sales increasing 373% over the past five years. Strafford County had 10 such sales five years ago, and 64 over the past 12 months. The trend highlights how higher-end home sales are no longer limited to traditional coastal or vacation markets, but are increasingly occurring throughout southern and central New Hampshire as demand and home values continue to rise. The latest U.S. housing report from the National Association of Realtors shows prices continued to rise in April, with the median home price in the country at $417,700. In New Hampshire, the median home price is even higher at $560,000

"I think that people realize that things are not going to get any better in terms of prices," said Joanie McIntire, 2024 President of NHAR. "We're not going to see a big price drop because our inventory is still so, so tight."

In 2012, the state peaked at nearly 13,000 homes on the market, but that number has slowly dropped over the years.

In April, New Hampshire had 1,979 homes on the market, a number McIntire said should be closer to 8,000.

The number of single-family homes for sale in New Hampshire has been increasing. In April, there were 2,005 homes for sale, compared to 1,670 one year ago in April 2025 — a 20% increase. However, a decade ago, there were more than 7,000 homes for sale in April 2016.

Over the past 12 months, the median sales price for a single-family home in New Hampshire reached $540,000 — a record level statewide.

But that number only tells part of the story.
Communities like Bedford, Portsmouth, and Windham ranked among the highest-priced markets and had a lot of closed sales, while towns such as Sugar Hill, Kensington, and Center Harbor saw far fewer sales — in some cases averaging barely one closing per month. March saw just 1.4 months of single-family housing supply in New Hampshire.

Months supply is calculated by taking the number of homes for sale at the end of the month and dividing it by the average monthly pending sales over the past 12 months.

With inventory this low, both buyers and sellers need to understand what’s happening at the local level because conditions can vary significantly from town to town.

Home prices are still rising but not everywhere the same.

In Q1 2026, the median single-family home price in NH increased 3.9% statewide compared to Q1 2025. But the story varies by county:

Prices declined in Coös, Sullivan & Hillsborough
Prices rose well above average in Carroll, Cheshire & Grafton.

Rockingham County median sales price of $650,000 remained unchanged.

Market trends also shifted town to town.
