Your property tax notice showed up... and your first reaction might have been 😳.

Here’s what every North Carolina homeowner should know:

šŸ” If you have a mortgage, your escrow account is probably paying your tax bill.

šŸ” If your tax value feels way too high, you have the right to appeal—but you’ll need good comparable sales to support your case.

šŸ” If your tax value seems low... let’s just say there’s no need to volunteer that information.

Our team helps homeowners understand property values every day, and we’re happy to point you in the right direction if you need data for an appeal.

Questions about your property taxes, buying, selling, or home values?

If you’ve been dreaming about a place where front porches still matter, the pace is a little slower, and North Carolina still feels like… well, North Carolina… then this week’s Market in a Minute is for you.

We’re talking about Mount Pleasant, one of Cabarrus County’s best-kept secrets. Tucked into the northeastern part of the county, it’s known for its small-town charm, beautiful countryside, and the conservation easements that help preserve everything people love about it.

Thinking about making a move? Right now there are 18 homes available, priced from $255,000 to $1.5 million. And yes, one of them just happens to be my full-brick ranch with an in-ground pool. Link in Story. šŸ˜‰

The market is moving, too, with 8 homes currently under contract after an average of just 47 days.

Whether you’re looking for your next home or wondering if it’s time to sell, Mount Pleasant continues to attract buyers who are craving a little more space and a little less chaos.

Have you ever been to Mount Pleasant, NC? What’s your favorite thing about it? Tell me in the comments! šŸ‘‡

Because yes… you can buy.
Yes… you can sell.
And we’d be honored to help you do both.

Did you know one of Burke County’s most meaningful places isn’t on a home search website?

For well over a century, South Mountain Children & Family Services has been changing lives. What began as an orphanage in 1903 has grown into a place that supports children and families through foster care and so much more.

Surrounded by beautiful trails, the South Mountains, Fonta Flora, and just minutes from Lake James, it’s a reminder that this area isn’t just beautiful, it’s full of heart and history.

Have you ever visited or have a connection to South Mountain? I’d love to hear your story in the comments. ā¤ļø

And if you’re looking for more than just a house—if you’re looking for a community with deep roots and incredible people—let’s talk. We’d love to help you find your place in Burke County.

Have HOA rules worn out their welcome? You’re not alone. šŸ˜…

After all the recent headlines about rising HOA fees, I figured we’d see what it takes to trade the neighborhood rules for a little room to breathe.

For today’s Market in a Minute, I looked at properties with at least 30 acres within about 40 miles of Uptown Charlotte.

Right now, there are
ā–Ŗļø 41 available, priced from $172,000 to $14,000,000, with 8 already under contract.

ā–Ŗļø Those acreage properties averaged 226 days to go under contract because buyers looking for land usually have a very specific vision.

And yes… I’ll disclose it… one of those properties is my 45-acre listing in Albemarle. If your dream is more privacy, more trees, and being your own HOA, I just might have the place for you. Check the Link in Story.

They’re not making any more land. If you’re ready for a little more freedom, let’s talk. My team and I would love to help you find your perfect piece of North Carolina.

So… are you ready to trade yard work for pickleball? šŸ˜„

This week’s Market in a Minute takes a look at 55+ communities within a ten mile radius of downtown Concord. Whether you’re moving closer to the grandkids or you’ve simply decided the lawn has become way too needy, you’ve got options.

And let me bust a couple of myths while we’re here…

āœ… If you’ve managed to marry someone younger, don’t panic. Not everyone in the household has to be 55+.

āœ… And yes, some homes in these communities can actually be owned by people who aren’t 55. So if you’ve always wanted neighbors who know how to dominate a bridge game and have pickleball on the calendar by 8 a.m., here’s your chance. šŸ˜‚

This week’s numbers:
ā–Ŗļø 20 homes available
ā–Ŗļø $449,000–$713,000
ā–Ŗļø 9 homes under contract

The average days on market is 192, but don’t let that number fool you. A lot of these are new construction homes that have been counting days while they’re still being built.

If downsizing is on your mind, don’t let the ā€œWhere am I going to put all this stuff?ā€ question stop you. My real estate team and my auction company can help you from beginning to end—from selling the house to finding new homes for the treasures inside it.

Bottom line?
Yes, you can buy.
Yes, you can sell.
And yes… life really can get a whole lot simpler.

Give me a call, and let’s make a plan!
