🏡 Start With a Plan, Not the House

Buying a home is about more than finding a property you love. Before you start scrolling through listings, it's important to understand your financial situation, your goals, your budget, and what you're really looking for in a home.

When the right home comes along, having a plan means you're prepared to make good decisions — and move forward with confidence.

Whether you're a first-time buyer or looking for your next home, it all starts with a conversation.

Should I Keep the Paperwork for Improvements I Make to My Home?

Yes—and this is one of those simple habits that can become surprisingly valuable over the years.

Every home develops a history.

You replace the roof. Install a new heating and air-conditioning system. Replace the water heater. Remodel a bathroom. Add a deck. Replace windows. Have electrical or plumbing work done.

At the time, you know exactly what was done, who did it, and when.

Ten years later? Maybe not so much.

I recommend keeping a simple file for the important improvements and repairs you make to your home. It doesn't have to be elaborate, and it can be paper or digital—whatever works best for you.

Keep things like paid invoices, permits and approvals, warranties, contractor information, and manuals or model numbers for major equipment.

Those records can be helpful when something needs repair, you have a warranty question, or you simply can't remember who did the work or exactly when it was done.

But there's another reason that I've seen many times in real estate.

If you eventually decide to sell your home, good records can help tell the story of how the home has been cared for.

When a homeowner can show when the roof was replaced, when the HVAC system was installed, what work was done, and—when appropriate—that permits were obtained, it can give a future buyer something very important:

Confidence.

Fairly or not, a well-documented home is often perceived as a well-cared-for home.

So, my advice is simple: start a home file and keep it somewhere you'll remember.

Your future self—and perhaps someday a future buyer—may be very glad you did.

With You Every Step of the Way.

Is Your Heating and Air-Conditioning System the Same One You Started With?

If you've lived in your home for a number of years, it's easy to lose track of just how old some of the systems you rely on every day have become.

Maybe your heating and air-conditioning system was only a few years old when you bought the house. Ten or fifteen years later, it may still be working perfectly well—but it's now at a very different stage of its life.

Age is information, not necessarily a reason to replace something.

But it's worth knowing what you have and what your options may be before you actually need them.

New Jersey utility companies offer energy-efficiency programs that may provide rebates and financing for qualifying improvements. I've used versions of these programs myself, as have family members and clients I've known over the years.

For example, PSE&G currently offers residential customers up to $1,050 in rebates on eligible HVAC equipment, and qualified customers may also be eligible for up to $25,000 in interest-free repayment for up to seven years for qualifying projects.

That is worth looking into if you are replacing equipment.

One important word of caution: I'm NOT talking about one of those online advertisements or solicitations telling you that you may qualify for a special rebate because you live in a certain ZIP code.

Start with your utility company's official energy-efficiency program and its participating contractors.

If your system is getting older, I'm not suggesting it needs replacing. I'm suggesting something much simpler:

Know how old it is. Have it maintained. Know its condition. And learn what programs may be available before you actually need them.

A planned decision is almost always easier than an emergency one.

With You Every Step of the Way.

A Simple Homeowner Reminder That Could Really Matter

This is so simple, yet so important: Do you know exactly where your home's main water shutoff is—and can you get to it quickly?

First, make sure you know where it is. If you're not sure, now is a good time to find out.

Second—and this is one I have to remind myself about—keep the area around it clear.

If you're like me, areas of the basement or utility room have a way of becoming storage space. Boxes and other things get put in front of something you rarely need to access.

Normally, that's no big deal. But if a pipe breaks, a washing machine hose lets go, or water suddenly starts going somewhere it shouldn't, you don't want to spend ten minutes moving things just to reach the shutoff.

An emergency, by definition, is something we didn't plan on.

You may go years—or even decades—without ever needing to shut off the main water supply to your home. But when you need it, you need it.

So consider this a simple end-of-summer reminder: find your main water shutoff, make sure you know how it works, and most importantly, make sure you can get to it quickly.

With You Every Step of the Way.

Take Two Minutes and Check Your Washing Machine Hoses

Here's one of those wonderfully boring homeowner tips that could potentially save you from a very wet—and expensive—surprise.

Washing machine hoses sit quietly behind the machine for years, and most of us never think about them. But a cracked, deteriorated, or loose hose can release a tremendous amount of water very quickly.

A few things worth checking:

✓ Look for bulging, cracking, corrosion or signs of a slow leak.
✓ Know where your washing machine shutoff valves are—and make sure they're accessible and operable.
✓ If you still have older rubber hoses, consider replacing them with braided stainless-steel supply lines.
✓ Even braided hoses don't last forever, so check the manufacturer's recommended replacement interval.

Now, while you're thinking about it, take two minutes and look behind your washing machine.

Hopefully, you'll find absolutely nothing interesting.

That's the whole idea. 😊

How Do I Know If a Home Repair Is Urgent—or Can Wait?

If every little thing around a house were an emergency, none of us would ever get anything else done. 😊

Over the years, I’ve developed a pretty simple rule:

Safety issues, water problems, and anything that is actively getting worse go to the top of the list.

Water coming through the ceiling? Don’t wait.
An electrical problem or smell of gas? Prompt attention.
A loose stair railing that could hurt someone? Move it up the list.

But the door that sticks, peeling paint in a room, or that cabinet door you’ve been meaning to adjust since 2017? Those can probably get in line.

My first question is always: What happens if you don’t fix it?

If the answer is “probably nothing for a while,” it may be able to wait. If ignoring it could cause additional damage or create a safety issue, it’s time to take care of it.

Owning a home doesn’t mean fixing everything the moment you notice it. It means learning what can wait—and what shouldn’t.

With You Every Step of the Way.
