🚩🚩Saved my buyer $1,000 and the heartbreak of falling in love with a house that looked perfectly updated and immaculate to the untrained eye.

I guarantee many of the agents I saw walking through while we were there weren’t catching that or discussing the issues we were able to point out and go over (like some slanting towards the homes foundation that was a cause of some water intrusion into the blocks that could cause potential issues of the finished portion of the basement - which could be MAJOR to fix).

Experience will save you- that’s what I’m here for. When we walk through homes, I’m pointing out every flaw I see so we can begin to tally the work that it evidently needs without the inspection being completed. The inspection will only uncover more that can’t be discovered during a 30-60 min walk through. This helps you gauge whether the home is worth even making an offer on! While I’m no inspector, I’ve been in real estate since 2014 and read countless inspection reports- this will be used to your advantage.

Columbus Area Housing Market Stats for April ✨

Average sales price $396,480 (+5.9%)
New Listings 3,992 (+7.8%)
Closed Sales 2,202 (-13.6%)

The breakdown…
Buyers- more homes are hitting the market, which means more options and a little more breathing room than we’ve seen in recent years. However, prices are still climbing so waiting may not mean paying less later

Sellers- homes are still appreciating, but buyers are becoming more selective. Pricing strategically, presentation, and marketing matter more now than during the frenzy where everything sold instantly

The market is normalizing. In some neighborhoods and locations, homes are still seeing multiple offers while some homes sit (many times due to overpricing). It’s all about how you navigate it and who you choose to guide you through it. Experience is everything.

Q: When is the best time to list my home?
A: While May and June are historically strong selling months, a clean, well-prepared home priced correctly will outperform a rushed listing every time. Market conditions, inventory, and your personal goals matter more than chasing the “perfect” week.

Q: What if the appraisal comes in low?
A: A low appraisal doesn’t automatically kill the deal. Many transactions still close through negotiation and strategy. Having a knowledgeable agent, like myself, and lender makes a huge difference here.

Q: Should I get rates from multiple lenders?
A: Compare rates, lender fees, communication style, and loan programs — not just the advertised interest rate. The right lender should educate you and keep the process smooth.

Q: How do I avoid buyer’s remorse about a neighborhood?
A: A home can be perfect, but the neighborhood has to fit your lifestyle too. Visit mornings, evenings, and weekends to get the real feel of the area.

Coffee & Play day in 📍Granville

We packed up the car with the stroller and hit our two favorite spots: Station for an iced Coachman Brûlée (which is a staple for me) and Wildwood Park, where they just revamped the play area with new turf.

The update is electric- quite literally causing so much electric static (and it stung a few times! 😅) but it’s far better than what it was + it’s a soft landing when the kiddos inevitably fall so for that, I’ll get over the shocks.

It’s a 1 mile walk from Station to Wildwood so we enjoyed a little nature jaunt to and from. For runner mamas like myself, it was the perfect flat path for the jogger and if you want to run a bit further, the path continues (I like to go past the cows!)

If you’re not from the Granville/ Newark area, it’s worth the trip. Make sure to grab lunch at one of the yummy spots around town: Three Tigers, The Lot, or Harvest🍕
