Mortgage rates officially hit a two-week low on October 9, 2026, according to Mortgage News Daily.

Even with a slightly weaker bond market, the average top-tier 30-year fixed rate edged down to 7.48%, just under the 7.49% seen on the morning of October 2 and the lowest level since September 25. Part of the improvement reflects lenders catching up after a late rally the day before, when not all of the gain was passed through to rate sheets. Bonds also reversed an early soft open around 11 a.m., prompting several lenders to cut rates later in the day.

The drop is still well above late-August levels near 6.75%, but it is the strongest counter-move since that earlier low.

A fall afternoon in Spring Hill is a good time to see homes the way people actually live in them. Open houses across ZIP 37174 tend to pick up on September and October weekends, and furnished models in communities such as Harvest Point and Wilkerson Place are often open during the week.Taken together, those stops are the local tour: not one event, just a useful circuit.
What stands out in person is usually small. A porch with mums and lanterns that still leaves the house numbers readable. Lamps on before the room goes dark. Surfaces that can hold a backpack and still look ready for company. Heavy seasonal décor is less common in homes that show well here, especially against the light finishes in newer construction.

September is in. Middle Tennessee closed the month with 5.41 months of supply and a $444,169 median sale price. Maury County closed at $422,998.

Buyers have more homes to compare. Sellers still get paid when the launch price matches what actually closed, not the active-list average of $798,364.

Mortgage rates finished the day higher even after an early improvement, according to Mortgage News Daily. The average top-tier 30-year fixed rose 0.04% to 7.57%, a move that felt counterintuitive after a weaker-than-expected jobs report. Bonds initially rallied on the softer Nonfarm Payrolls print, but those gains faded as the unemployment rate only edged up to 4.2% and unrounded data made the increase look even smaller. More people also entered the labor force, which would have pushed the rate below 4% if participation had stayed flat. A rebound in oil prices and easing concerns about European bond markets added further pressure. Lenders started the day slightly lower than Thursday, then raised rates more than once as bond gains evaporated.
