TIP: If you are planning on selling your home and want to do a few things that will help ahead of time, Here are a list of some that are required for the government backed mortgage loans (FHA, USDA & VA) and usually are listed on a Home Inspectors report:
1. Need GFCI plugs within 6 feet of a water source. Kitchens, Bathrooms & exterior areas. Needs to be grounded.
2. Water heater needs a pan underneath & the TPR valve plumbed to the outside or into the pan and then plumbed to the outside or put an alarm in the pan if an exterior wall is not available.
3. No peeling paint, scrape any and paint to match.
4. No rotten wood on the exterior.

TIP: Marion County property taxes are paid in the rears and courthouse records are not changed to new ownership until the next year. Your Warranty Deed is recorded immediately but the names will not change until the next year. If you purchased a property in year 2022 and you will be living in the property, you need to sign up for Homestead Exemption. You have til end of March. If not, your taxes could almost double for not having homestead exemption. You will need Warranty Deed, Drivers License and Social Security Number. Stay Tuned for more Tips
