If you are planning work on a rental before the weather turns, spend the first dollars where nobody will see them.
This ensures that your core systems are solid and ready to stand up to Colorado this winter (assuming we get one this year!) Focus on upgrading your HVAC, roof and gutters, insulation, plumbing, and electrical systems first. After that, focus on the surfaces, like paint, flooring, hardware, fixtures, etc. Curb appeal and upgrades help sell on the outside, but solid systems inside prevent potential failures down the road. After all, that roof or heating repair you defer in September can become a maintenance emergency in January. Plan accordingly!
