More New Listings, Fewer Pending Sales
A noticeable shift is underway in the single-family housing market: for every 100 new U.S. listings, only 86 went under contract recently—down from 96 previously. That means new supply is outpacing fresh contracts, a trend I always keep an eye on for my clients. About 73,000 new listings hit the market while roughly 62,000 homes went pending, so listings are up around 10% year-over-year, but pending sales have dipped about 3%. Over most of the last six weeks, buyers haven’t absorbed as many of the new homes coming available, and that 86 ratio is the first real drop below the mid-90s in a while. Active inventory now sits at around 890,000 homes, with months of inventory moving above 3 months, and price cuts happening a tad more frequently. Still, the median days on market remains steady at 70. The big question now: will the ratio of pending sales to listings bounce back as we get past the holiday season, or will it stay below 90 and let inventory grow? As someone who’s spent decades guiding buyers and sellers through changing markets, I know these inflection points can bring both opportunity and uncertainty—so I’m always here to help you cut through the noise and make smart decisions.
