Who else is tracking the pending RICO lawsuit coming out of Bonner County? For life-long, veteran real estate professionals like me, this is absolutely fascinating, and it has the potential to rewrite Idahoโ€™s real estate law!

If you aren't familiar with the particulars of Idaho real estate law, we are a "buyer beware" state where the buyer is almost exclusively responsible to conduct any/all due diligence. This particular case names 50+/- real estate brokers, agents, public officials, public agencies, contractors, and various others and claims these parties colluded to deceive/mislead a group of rural homebuyers during their real estate purchase and due diligence process.

Regardless of the merits or outcome of this case, the lawsuit serves as a great reminder to buyers and sellers of the importance of disclosures, due diligence, and engaging a competent, experienced real estate broker to guide you through the process, especially in a buyer beware state. In my experience, far too many buyers donโ€™t know what they donโ€™t know and itโ€™s just one more reason that having a good broker, a strong advocate on your side is so critical!
