Down Payment Assistance (DPA) Expands the Pool of Qualified Buyers.
Big picture, 81% of all home buyer programs nationwide are currently funded and accepting applications. Just under 2% are temporarily suspended due to the impact of COVID-19. Every state and local housing finance agency, along with more than 1,000 city, county, and nonprofit DPA providers, are open for business and working together to serve home buyers.

DPR has analyzed millions of purchase mortgage transactions and thousands of declined loan applications. Their analysis shows that up to 75% of loans declined for a lack of cash to close and/or high Debt to Income (DTI) ratios could have been approved and closed by applying available DPA programs. The result is a 5.85% average reduction in Loan to Value, which substantially lowers a buyer's DTI ratios.

WASHINGTON – Director Dr. Rochelle Walensky of the U.S. Centers for Disease Control and Prevention (CDC) signed an extension to the order banning foreclosures and evictions. The ban has now been extended to March 31, 2021. Before extensions, the original order expired on Dec. 31, 2020.

Pres. Joe Biden pushed the CDC to extend the deadline, but further changes could be made. The president and Congress are currently negotiating another pandemic-stimulus bill that could give a new eviction/foreclosure ban the rule of law. However, it’s unclear what will end up in the final agreement.

Sales of existing homes rose to the strongest level since 2006, up 6.5% from 2019. High demand took 70% of sold homes off the market in less a month.

Inventories are shrinking, so it was heartening to see new housing starts rocket up in December. Home building hit its fastest pace since 2006, and single-family starts are now up 29.4% from last February's high.

Plus, more homes are on the way to help with the low inventory. Building Permits were issued in December at the highest level since 2006.
