Tip of the day for buyers.
If you’re looking at certain areas in central Florida or new construction, be sure to ask if that community is a CDD community.

A CDD community is a neighborhood that is located within a Community Development District (CDD). This is especially common in Florida, including the Orlando/Central Florida area.

What does it cost you?

If you buy a home in a CDD, you may pay a CDD assessment in addition to your regular property taxes.

There are generally two components:

1. Bond assessment – pays back money borrowed to build the community’s infrastructure. This can have a fixed term and eventually expire.

2. Operations & maintenance assessment – pays for ongoing maintenance and services and generally continues as long as the CDD exists.

The amount varies dramatically by community and home size.

1. Prescription medications – especially controlled medications.

2. Cash, checks & gift cards – put them away or take them with you.

3. Jewelry & watches – even inexpensive-looking pieces can disappear.

4. Fi****ms & am******on – secure them completely off-site if possible.

5. Important documents – passports, Social Security cards, birth certificates, tax papers, etc.

6. Spare keys & garage remotes – buyers may be touring bedrooms, offices, and garages.

7. Mail & paperwork with personal information – including bills and bank statements.
