May's market snapshot is in, and here's what it tells us about Pinellas County right now: We've got 5.1 months of inventory (down 2% from April), which means there's still decent selection for buyers but less urgency than we saw earlier in the year. That's actually a healthy balance.

What's really interesting? Homes are selling at 96.21% of list price. That tells me sellers are pricing smart and buyers are still willing to negotiate. The median days on market is holding steady at 44 days, and the median sold price hit $404,000 (up 1% month-over-month).
