Two homes with different strengths, both now UNDER CONTRACT! 🏡

At 103 Catherine, a small price adjustment was part of our selling strategy.

The home’s good bones, carport, and fenced backyard also gave us a combination worth highlighting.

🏡 3 things I'm watching in the Johnston County real estate market this fall...

BUYERS HAVE CHOICES.

Buyers can be more selective when they have more homes to consider.

CONDITION AND PRESENTATION MATTER.

When buyers have choices, they're going to notice which homes feel well cared for, which ones show well and which ones seem appropriately positioned for the market.

THE DETAILS OF AN OFFER MATTER.

Price is important, but it isn't the only number I look at.

Closing costs, due diligence, financing, repairs, timing and other terms can make two offers at the same price look very different.

Real estate markets change.

That's why the strategy that worked a few years ago isn't automatically the strategy I'd recommend today.

🍂 Around JoCo with Amy is heading to the Cleveland School area this week!

One of the things I enjoy about Johnston County is how different one part of the county can feel from another.

The Cleveland School area has changed tremendously over the years, but you can still find that mix of neighborhoods, country roads, local businesses, ball fields and open spaces that reminds you you're still in JoCo.

And there's something about this area that I especially enjoy once fall starts showing up.

Cooler mornings. Football and ball fields staying busy. Pumpkins and mums appearing on porches. And a little fall color along those country roads. 🍂

Another part of Johnston County that a lot of people are happy to call home.

🏡 The house you almost didn't go see...

I've seen this happen more times than you might think.

A buyer looks at a house online and immediately finds a reason to cross it off the list.

They don't love the paint.
The furniture makes the rooms look smaller.
The photos aren't great.
One room looks strange.
Or there's something about the listing they just aren't sure about.

Then we go see it.

And everything changes.

The rooms feel different in person. The layout makes more sense. The backyard is better than expected. The neighborhood feels right.

And occasionally, the house they almost didn't see becomes the house they buy.

Online home shopping is a wonderful tool, but a house is still something you experience differently when you're standing inside it.

If a home checks most of your important boxes, sometimes it's worth opening the front door before crossing it off the list.
