The September numbers are in, and they tell an important story: Habersham County has more homes for sale, while sales and contracts are running behind last year.
📊 SEPTEMBER AT A GLANCE
💰 Sales Volume: $17,439,215 — ↓ 23.7%
🏠 Homes Sold: 47 — ↓ 19.0%
📝 Under Contract: 35 — ↓ 32.7%
💵 Median Sales Price: $317,500 — ↓ 6.5%
🆕 New Listings: 125 — ↑ 14.7%
📍 Active Listings: 290 — ↑ 40.1%
What does this mean?
For buyers, there are considerably more homes to choose from than there were a year ago. With inventory up 40%, buyers have more opportunity to compare properties, negotiate and take a little more time making a decision.
For sellers, pricing and presentation matter more than ever. With 290 homes actively competing for buyers—and fewer homes going under contract—today’s buyer has options. Homes that are positioned correctly from the beginning have a distinct advantage.
The median sales price of $317,500 is down 6.5% from last September’s $339,450. That doesn’t mean every home has lost value. Real estate is local, and the market can look very different depending on location, price range and property type.
The takeaway? Habersham County is still moving—but this is a more competitive and price-sensitive market than we experienced a year ago.
Thinking about buying or selling? Let’s look beyond the headlines and talk about what the numbers mean for your property and your plans.
