MONDAY BUYER TIP

Before you start touring homes, make three short lists:

1. Must-haves
2. Nice-to-haves
3. Deal-breakers

The important word is short.

If everything becomes a must-have, nearly every home will feel like a disappointment. Try limiting your true must-haves to the two or three things that would genuinely affect whether the home works for you.

Bedrooms, location, accessibility, land, school district, commute, or monthly payment may belong on that list.

Paint colors and light fixtures probably do not. Those little troublemakers can be changed.

SUNDAY BUYER FAQ

“Should I wait for mortgage rates to come down before buying?”

Maybe, but the interest rate is only one part of the decision.

Waiting could give you a lower rate later. It could also mean a higher purchase price, more competition, or fewer opportunities to negotiate repairs, closing costs, or seller concessions.

The useful question is not simply, “What are rates doing?”

It is:

“What would buying now actually cost me, and how does that compare with waiting?”

That answer depends on your price range, down payment, loan options, monthly comfort level, and what is available in the areas you want.

Last night after dinner, we stumbled onto this.

I wasn’t expecting a fountain show with lights, music and FIRE, but Branson apparently decided subtlety was unnecessary. 😂

It was one of those little vacation moments that ends up being way better than you expected.

I took entirely too many pictures, but in my defense, every five seconds it looked completely different.

One of the funny things about leaving home for a few days is realizing what you miss about it.

We’re in Branson for a few days, having a great time and enjoying getting away.

But inevitably, there’s a moment when you start thinking about home.

Your own bed.

Your coffee in your kitchen.

Your chair.

Your backyard.

The dogs wondering why you’ve apparently abandoned them forever. 😂

And it got me thinking about something.

We spend a lot of time in real estate talking about square footage, bedrooms, bathrooms, acreage and price per square foot.

Those things matter.

But they’re not really what makes us love where we live.

It’s the routines.

It’s the people.

It’s the familiar little things you don’t think twice about until you’re somewhere else.

A house is the structure.

Home is the life you’ve built inside it.

So while I’m enjoying a little time away, I’m curious:
