My last morning Cup of Joe for 2025…….

The company is amazing. ….

This is the best way to end my 2025.

I know we all reflect on the last year and this isn’t what this post is about.

It’s to thank you for being a part of my 2025. Thank you for the laughs. Thank you for the drinks together filled with laughter. Thank you for the memories. Thank you for the good, the bad, the ugly and the absolute most beautiful moments. Thank you for the ears that were lent my way every time I vented, shouted with excitement, joy, and trials and tribulations. Thank you for the planning, the revamping of 2025, and all the adjustments made along the way.

Thank you for the Cups of Joe. If you know me, you know, your girl can’t function without her caffeine so to those who brought me coffee, sat with me while I had a cup, or just remembered to send coffee my way, I love you.

I can’t wait to see what 2026 brings and I look forward to all the cups of Joe that we have together.

THE HOUSE IS YOURS UNTIL WE CLOSE!

It’s important to know that until Title has been transferred from your name to the buyers name, the property still belongs to you.

That includes maintaining the property from paying the taxes, paying the mortgage, paying the HOA, maintaining the yard and keeping it landscaped, to also keeping the pool cleaned and taking care of any repairs that happen to occur during the time of Escrow, these are still your responsibilities.

Definitely keep up the insurance because heaven forbid something happens to the property while we are in escrow! Unless we are closed, it is your responsibility.

Accepting an offer does not mean that you relinquish all responsibilities

Until Escrow gives us an email stating that we have officially recorded, the property still belongs to you and it’s your responsibility.

This may seem like something everyone would know, but the reality is a lot of people think that once you accept an offer, the property now becomes the Buyer’s responsibility, and that is simply not the case.

Here’s a quick money tip.

I want you to create a simple spreadsheet and list out every debt you have.

Write down these 5 things:

1. What credit are you using monthly(MC/Visa/Mortgage).
2. How much you owe in total to that credit/debt.
3. What is your monthly payment each month?
4. What’s the interest rate they’re charging you per month?
5. And how much do you pay every month in interest alone?

When you see it all in one place, it’s eye-opening. You’ll start to see where your money’s really going. Not to mention which debts are draining you the fastest.

Once you know that, you can actually make a plan to pay it down smarter, not just harder.

National Son’s Day

I might late to the game but my love is always on time.

God blessed me with kindest, sweetest, loving son. He gives the best bear hugs, history talks and car talks that are full of depth, insight, and passion that make me want to drive cross country every time with him just to hear him talk. I’m so proud of the young man he currently is and continues to grow into.

She dedicated her life to the fight for equality, challenging unjust laws and demanding the right to vote at a time when few dared to speak up.

Her courage and conviction helped pave the way for the 19th Amendment and generations of changemakers after her.

Susan B. Anthony didn’t just believe in equality—she acted on it.

In 1872, she was arrested for voting in a federal election—at a time when women were denied that right. She stood trial, was found guilty, and fined $100 (which she never paid).

But her fight didn’t stop there. Anthony also campaigned tirelessly for women’s right to own property, sign contracts, and gain equal protection under the law—paving the way for landmark changes in women’s legal status.

Her legacy reminds us that civil disobedience can spark real progress.

Let’s never forget: progress is possible when we raise our voices.
