Probably the #1 question I get from buyers.
But in 2026, the better question is:
👉 𝘞𝘩𝘢𝘵 𝘮𝘰𝘯𝘵𝘩𝘭𝘺 𝘱𝘢𝘺𝘮𝘦𝘯𝘵 𝘤𝘢𝘯 𝘐 𝘢𝘤𝘵𝘶𝘢𝘭𝘭𝘺 𝘭𝘪𝘷𝘦 𝘸𝘪𝘵𝘩?
A simple place to start:
1️⃣ Use a mortgage calculator
2️⃣ Start around 6.5% interest to be safe
3️⃣ Adjust the down payment until the monthly payment feels realistic for your lifestyle
And no, most buyers are not putting 20% down.

Some people aren’t necessarily looking for a bigger house anymore. They’re looking for a house that functions better for the way they live now.
✅️ Better storage
✅️ Home office space
✅️ More functional layouts
✅️ Less maintenance
✅️ Fewer repairs and projects
And honestly, a lot of homeowners don’t realize the equity in their current home may already put them in a better position to make a move than they think.
Especially with some builders still offering incentives depending on the community and timing.

Not every new build around Cincinnati starts in the $500Ks.
Fischer Homes currently has more affordable options in Batavia with Olivewood Park + Buxton Oaks, which may be worth a look for buyers trying to stay closer to that $300K-ish range.
And depending on incentives, timing can make a bigger difference than people realize.

They just go with whatever they saw first… or the direction they were guided in early on.
And those are two completely different paths and experiences.
Different contracts.
Different costs.
Different timelines.
Different leverage.
That’s where mistakes and regrets happen.

I walked through a brand new community yesterday and it reminded me of something most buyers don’t realize…
With new construction, it’s not just about what you buy. It’s also about when you step in.
There are a few points where builders tend to be more flexible:
☑️when a community first opens
☑️ when transitioning into a new phase
☑️ when they’re close to selling out
☑️ toward the end of the year
Those moments can look very different in terms of what’s available and how the deal comes together.
Most buyers don’t think about timing at all.
They just start looking when they feel ready… and by then, things may have already shifted.
And this is exactly what I’m seeing right now.
There are communities that just opened where the incentives on the table are time-sensitive.
Not saying you need to rush into anything…
but if you’ve been even casually thinking about new construction, this is the kind of window most people miss.
