One thing I always warn my new construction buyers about is how SMALL their house might look when they first see the foundation 😅
I was recently standing in the middle of what will eventually be my clients' new home, and it reminded me why I always prepare buyers for this stage of construction.
Even when you know the square footage and have walked through the model home, seeing the space laid out on the ground can make you wonder if they're actually building the right plan!
And it's not just the size of the house that can surprise buyers. Sometimes it's how the house actually sits on the lot.
That's why I spend so much time discussing lot selection with my new construction clients. Because choosing the right lot involves a whole lot more than finding one that's big enough.
𝗛𝗲𝗿𝗲'𝘀 𝘄𝗵𝗮𝘁 𝗯𝘂𝘆𝗲𝗿𝘀 𝗼𝗳𝘁𝗲𝗻 𝗼𝘃𝗲𝗿𝗹𝗼𝗼𝗸:
✓ How much usable backyard will you actually have after setbacks?
✓ Will the house get the morning or afternoon sunlight you want?
✓ What homes could eventually be built next door?
✓ Could future construction block your sunlight or your view?
✓ Is that beautiful green space infront/behind the property protected, or could it eventually be developed?
These are things you want to think through BEFORE falling in love with a floor plan or feeling pressured to reserve a lot.
Because once you've signed that builder contract, changing your mind isn't always an easy or cheap option.

If you need to sell your current home before building your next one, you may be waiting for spring because you’ve been told that’s when you’ll get the most money for your house.
But waiting could mean missing an opportunity on the home you’re building.
The last 3 months of the year are worth paying attention to. Some builders may have sales goals to meet or homes they want sold before the year ends, which can mean better incentives or more flexibility.
And while there may be fewer buyers during the winter, there are also fewer homes for sale. A home that’s prepared, priced and marketed well doesn’t automatically sell for less because it’s winter. 🤷🏽‍♀️
Here’s the part you need to plan for: builders have different rules for selling your current home. Some may require it to be under contract before you sign, while others give you a set amount of time afterward.
That means you should be preparing your home to sell while you’re looking at builders and lots.
Before you get too far into the process, you need to know your numbers. That means knowing what your current home could sell for, how much you could walk away with, and getting pre-approved so you know what you can actually afford for the next one.
And before you visit any new construction community, talk to your agent first. Some builders have requirements for when your agent must be registered, and showing up on your own could affect whether you can use one or how much the builder will pay toward their fee.

ℚ𝕦𝕒𝕣𝕥𝕖𝕣 𝟛 is officially in the books, and if there’s one thing these numbers make clear, it’s that there really isn’t one Cincinnati housing market. What’s happening depends on where you’re looking.
I’ve been tracking these same four areas throughout the year, so here’s what changed from Quarter 2 to Quarter 3, plus how each market compares to this time last year:
📍 𝔸𝕟𝕕𝕖𝕣𝕤𝕠𝕟 𝕋𝕠𝕨𝕟𝕤𝕙𝕚𝕡
• Average sale price: $568K in Q2 → $555K in Q3
• Days on market: 14 → 17
• Sale-to-list: 101.0% → 99.2%

Anderson eased off its strong Quarter 2, but activity remained solid. 101 homes sold during the quarter, up 11% from the same period last year, while the average sale price was up 3% year over year.
📍 𝕄𝕒𝕤𝕠𝕟
• Average sale price: $646K in Q2 → $619K in Q3
• Days on market: 22 → 26
• Sale-to-list: 100.2% → 99.5%

Mason showed more signs of slowing. Sales were down 18% compared with Quarter 3 last year, while homes took 37% longer to sell. Even so, the average sale price remained 3% higher year over year.
📍 𝕎𝕖𝕤𝕥 ℂ𝕙𝕖𝕤𝕥𝕖𝕣
• Average sale price: $516K in Q2 → $499K in Q3
• Days on market: 17 → 18
• Sale-to-list: 100.6% → 99.1%

West Chester tells a different story. The average sale price was down 3% year over year, but sales increased 7% and homes sold 28% faster than during the same quarter last year.
📍 𝔹𝕒𝕥𝕒𝕧𝕚𝕒
• Average sale price: $338K in Q2 → $305K in Q3
• Days on market: 30 → 21
• Sale-to-list: 99.0% → 98.7%

Batavia had the biggest jump in activity, with 19 homes sold, up 138% from Quarter 3 last year. At the same time, the average sale price was down 4% year over year and homes took longer to sell than they did a year ago.
𝑭𝒐𝒓 𝒔𝒆𝒍𝒍𝒆𝒓𝒔, buyers haven’t disappeared, but higher mortgage rates have changed what many of them can comfortably afford. They’re watching the monthly payment just as closely as the price, which means homes still need to feel worth the money. Pricing and preparation matter when buyers’ budgets are already stretched.
𝑭𝒐𝒓 𝒃𝒖𝒚𝒆𝒓𝒔, yes, rates are still frustrating, and your monthly payment may be higher than you hoped. But a less competitive market can give you options you may not have had when rates were lower and everyone was fighting over the same houses. You may be able to negotiate on price, repairs or even ask the seller to help buy down your interest rate.
𝑻𝒉𝒆 𝒕𝒂𝒌𝒆𝒂𝒘𝒂𝒚: Whether you’re buying or selling, this isn’t a market to wing it. Buyers are dealing with higher monthly payments, sellers are dealing with more selective buyers, and what’s working can change from one area and price point to the next. You need a strategy that makes sense for your situation.

I know, I know. You've got a really low interest rate and a monthly payment you're happy with. 𝘽𝙪𝙩 𝙙𝙤𝙚𝙨 𝙮𝙤𝙪𝙧 𝙘𝙪𝙧𝙧𝙚𝙣𝙩 𝙝𝙤𝙢𝙚 𝙨𝙩𝙞𝙡𝙡 𝙬𝙤𝙧𝙠 𝙛𝙤𝙧 𝙮𝙤𝙪, 𝙤𝙧 𝙖𝙧𝙚 𝙮𝙤𝙪 𝙟𝙪𝙨𝙩 𝙢𝙖𝙠𝙞𝙣𝙜 𝙞𝙩 𝙬𝙤𝙧𝙠?
Maybe you need more space, a better layout, or you're ready to downsize. But then you look at today's mortgage rates and think, how much more am I going to have to pay every month? Is moving even worth it?
I recently helped someone who needed a much larger home but was struggling to find something that fit their needs and budget. After looking into a new community with builder incentives and a property tax abatement, they were able to qualify for a much bigger home without the huge monthly payment they were expecting.
Now these opportunities aren't available everywhere, but some Greater Cincinnati communities still have incentives worth exploring, with new phases coming!
So before you decide that moving isn't an option, let's look at what's available. You might even be able to keep your current home as a rental instead of selling it!
